Commercial Carpet Cleaning
Lobbies, corridors and stairs across a whole scheme, priced for the owners and booked for the hours the building sets.
Commercial carpet cleaning →
Every owner's front door opens onto the same entry, lift lobby, corridor and stair, so that common property carries all of the building's traffic, every delivery and every move. We clean it in signed sections while residents keep a dry route home, with a written price from our free inspection in the council's hands first.

The entrance lobby and the corridors are the carpet every owner, tenant and visitor walks on. They show how the building is kept before anyone reaches a front door. A buyer or a valuer sees them first.
Replacing common property carpet is a reserve fund cost that every lot shares. Regular cleaning takes out the stains, evens the walkways back to one colour and keeps that capital spend years away.
Residents pass our technicians on the stairs and outside their front doors, so the people we send are our own employees with National Police Clearances. Nobody is subcontracted. Our strata carpet cleaning follows the IICRC S100 standard.
Each visit carries our guarantee to the strata company. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Each floor of your building gets the same order of work, the sequence the IICRC lays down in its S100 standard. Loose soil comes out with a dry vacuum before anything wet touches the pile, the pre-spray sits for its dwell time and only then do the rinse and extraction begin. AS/NZS 3733:2018 is followed on every visit as well. The About page carries our certificate. Any council member can find the firm by searching the IICRC Global Locator under Perth.
A lift lobby that darkens again weeks after a clean is usually holding detergent, which turns tacky in the pile and grabs fresh soil. We recover the cleaning solution together with the soil it loosens, so the walkway stays clean for longer and the administrative fund gets more from each visit.
Walking the common property with your strata manager or caretaker, Zoran measures every area with a laser. The price is for your building as it stands. The same person prices the job and answers for the result.
Common property priced at no cost
Your manager or caretaker meets us at the building while we measure the lobbies, corridors and stairs. The council then receives one written price, at no cost to the strata company.

Perth schemes run from a two-storey walk-up block to a high-rise tower. We clean the common property carpet in all of them, quoted to the strata company and booked around the people who live and work there.
Older two and three storey blocks usually have an entry hall, carpeted stairs and landings shared by every unit. Every trip in and out crosses the same treads, so we give the stair nosings and landings the most attention until they match the entry.
A residential tower has an entrance lobby that serves the whole building, a lift lobby on every floor and long corridors between them. Each floor is cleaned to the standard of the entrance, so the building looks consistent from the street to the top floor.
Shops or offices at street level with apartments above means two kinds of common property and often two entries. The residential lobby and corridors are cleaned at the hours the residents' side chooses. The commercial lobby is done once its tenants have closed for the day.
Office strata schemes share a lobby, lifts, corridors and amenities between separately owned suites. Our clean covers the shared areas for the strata company. A lot owner can have their own suite done on the same visit, on a separate quote and invoice.
Several buildings, one inspection round
If you manage more than one scheme, we can inspect and price them together. Each building still gets its own quote under its own scheme name, ready for its own council.
Every resident, visitor, courier and removalist adds to what the corridor carpet holds. We identify each mark at the inspection and match a spotter to its chemistry ahead of the main clean. Bleach spots and other permanent damage are pointed out to your manager before the council books.
Drinks carried to the lift spill tannin, dye and sugar into the pile. Left there, the tannin darkens as it oxidises and the sugar holds new soil. We start with a tannin spotter and finish with a rinse that clears the sugar along with the stain.
Delivery bags and dropped meals leave oil and sauce on the walk from the lobby to the door. Oil needs a degreasing spotter ahead of the rinse, because plain water drives grease deeper into the pile.
A dog or cat that has an accident between the lift and a front door leaves urine that soaks to the backing, where the smell sits. As it dries it turns alkaline. Left long enough, it strips dye and leaves a permanent pale patch. We treat the whole affected area beyond the visible ring and rinse it through so the odour leaves with the stain.
Trolley wheels, furniture feet and packing tape leave black scuffs, rust spots and adhesive along corridors and in lift lobbies. Rubber marks and tape residue lift with a dry solvent spotter. Rust needs a rust spotter made for carpet.
Water from a leak above dries into a brown tide mark, because it carries soil and colour from the backing up to the tips of the fibre. The trade calls it wicking. We rinse the mark out and dry the carpet fast to stop it wicking back up.
Ring while the spill is fresh
Ask the caretaker to scoop up any solids and blot up the liquid by pressing paper towel onto it without rubbing. Supermarket spot cleaners and bleach strip colour and leave a residue that holds soil. Please keep both away from the carpet. A stain treated within the day comes out best.

Every lobby and corridor we close is a route residents cannot use, so the method matters to the building as much as to the carpet. Hot water extraction, which many people know as carpet steam cleaning, flushes heavy soil out of the lower pile. Residents then wait 4 to 8 hours for that corridor to dry. The fibre, the soil and the building's air set the exact time. Encapsulation is for lightly soiled carpet. Its detergent forms brittle crystals around soil at the top of the fibres, which the vacuum then lifts away, so the corridor usually opens to residents an hour or two later. For grit packed hard into an entry by the street, machine agitation loosens it first. Once Zoran has inspected the carpet, the recommended method appears in your written quote.
Years of shoes coat corridor fibres with an oily residue that binds the soil. A pre-spray breaks it down. Our wand sends hot water down into the carpet and pulls it straight back, soil and all. That depth suits lobbies and corridors after a long run of heavy traffic.
A corridor vacuumed often holds its light soil in the upper fibres. A scrubbing machine works an encapsulating detergent into those fibres, where it dries into brittle crystals around the soil. The vacuum then takes crystals and soil away together.
Street grit packs hard into the carpet just inside the front door, where everyone steps first. A rotary or cylinder machine agitates the pre-spray into that compacted soil until it breaks free. Hot water extraction then rinses it out.

A strata manager needs a contractor's paperwork on file before work starts on common property. We send ours ahead, so the work order can go out in the same week as the council's approval.
Councils usually ask about cover first. Ours is $20M of public and products liability. A further $250,000 covers goods in our care, while workers compensation insurance protects our team. The certificates of currency go to your manager on request.
The person a resident meets on the stairs is the person on your contractor file. Our technicians all carry a National Police Clearance and none of them is a subcontractor.
Wet carpet on a resident's route, leads crossing doorways, the chemistry we carry and each machine we run all sit in one general statement. It goes to your manager with our other documents.
Your caretaker can ask to see the safety data sheet for anything we use. Copies travel in our van to each job.
Your by-laws and building rules decide where contractors sign in and when noisy work may run. We keep to both. Any induction your manager asks for is done before the first visit.
The file arrives with the quote
Send your manager's contractor checklist with the enquiry. Certificates of currency, each technician's police clearance and our Safe Work Method Statement travel with the quote, letting the council approve and book in one step.
Apartments are lived in day and night, so we close one signed section at a time and never the whole building. A second lift or the far stair stays open and nobody walks across wet carpet.
Residents hear about the clean from your strata manager or building manager through the usual channel, a lift notice, the noticeboard or an email. We provide the wording, covering which areas close, for how long and which route stays open.
Your building manager arranges the fobs, keys and any alarm codes we need. A courtesy call goes to your manager ahead of each visit with the day and the areas. We lock any room we opened. Keys reach your building manager again the following working day.
Lobbies close to the street or the loading bay are cleaned by the truck-mounted unit, working from the van parked outside. Hoses never travel through the building's lifts or stairwells, so floors above the street are done with portable machines carried in by lift.
Signs stay up on a section until its carpet is ready to walk on. Air movers go in where a corridor has to reopen sooner. We check every area before it goes back to residents.
Common property belongs to all the owners together, so the clean is booked through the strata company rather than one resident. In Western Australia the strata company acts through its council and, in most buildings, a strata manager. Some owners still call it the body corporate.
Most strata work reaches us through the manager, as a request for a quote, an access arrangement, a work order and an invoice addressed to the scheme. One Perth agency's strata team sent us two of its buildings in the same week.
When the cost is above the manager's delegated limit, the council approves it at a meeting. The quote goes to that meeting as it stands, with the scheme's name on it.
Cleaning is routine maintenance, paid from the administrative fund in the year it is done. Replacing carpet is a capital cost for the reserve fund. In a scheme of ten lots or more it also sits in the ten-year plan. Regular cleaning delays that cost.
Your quote names the scheme, each area, the method and the total including GST. The invoice matches it, so your manager files it without a query.
We can quote before your next meeting
Send the building's address and the meeting date. We inspect beforehand and the written quote reaches your manager in time for the agenda.

The owners of a Perth apartment scheme have booked us four times. Each visit was quoted on its own, approved before it was booked and invoiced to the owners under the scheme's name.
Because every visit is quoted separately, the council chooses what to clean each time and approves a figure it has already seen. The common property never goes years between cleans, so each visit removes months of soil rather than years of it.

Each one approved on its own quote

Every one matched the figure the council approved

Pick the lobby, a lift lobby or the most worn corridor and we quote those on their own. The council decides when we return and how often.
The entrance lobby is the carpet a scheme is judged by, so its soiled strip inside the door is treated before anything else. Each tab below covers the lift lobbies, corridors, stairs and shared rooms.

The entrance lobby takes every arrival, delivery and move, so its carpet soils fastest just inside the door. That zone is worked first with a pre-spray and the scrubbing machine. The rest of the lobby is then cleaned to match it.
Your building manager names the hours for the lobby. Residents get a signed path around it while it dries.

Everyone waiting for a lift stands on the same patch of carpet facing the doors, so that patch soils first. Each lift lobby is cleaned in turn, with the lifts still running and the signs out.
Carpet inside a lift car is cleaned with the car held at one floor by your building manager. It goes back into service once the carpet is dry enough to stand on.

A corridor carries its traffic down the middle, from the lift to the last door. We pre-treat that walkway first, so it finishes the same shade as the carpet by the skirting.
Door mats outside each apartment are lifted while we clean and set back afterwards.

Carpeted stairs are cleaned with a hand tool on every tread and riser, with the most care on the front edge of each step, where soil and wear gather. Landings are cleaned with the corridors they join.
Fire stairs that residents use every day get the same clean as the main stair.

Residents' lounges, function rooms and media rooms carry food, drink and furniture marks. They are cleaned around the furniture, with lounges and rugs available on the same visit.

In an office or mixed-use scheme the shared lobby, corridors and amenities are cleaned once the tenants have left, which gives the carpet its drying time before they return.
A suite owner who wants their own carpet done is quoted and invoiced separately from the strata company.
Owners and managers weighing up a contractor can read these in full, as posted on our Google Business Profile under each reviewer's own name. The rest are on Google with their star ratings.

At no charge, Zoran walks the building with your strata manager, building manager or caretaker. Each area is measured with a laser, its soil assessed and the access for our equipment checked. Six things shape the written quote.
Each lobby, landing, corridor and flight of stairs is priced, which lets the council approve all of it or start with the areas that show the most wear.
Weekly vacuuming by the building's cleaners leaves less to remove than an entry where street grit has compacted into the pile.
Pet accidents, drips from rubbish bags and old drink spills add spotting time and sometimes an odour treatment. We price for the marks we find on the day.
Closing a lobby for one afternoon takes fewer visits than keeping it open in sections across several days. Short hours sometimes point to another method, which the quote states.
Parking beside the entry of a walk-up block keeps set-up short. Floors out of the van hose's reach need portable machines, which take longer to set up.
Heritage buildings sometimes have wool carpet in the entry hall. We clean wool cooler, using WoolSafe-approved products, which adds time over nylon. The fibre is confirmed at the inspection.
A walk-up block that needs only a small entry hall cleaned pays nothing beyond our minimum charge. That minimum, GST included, is $385. It covers the drive out, setting up and the opening part of the clean. In a tower the $385 becomes one part of a larger total, never a charge on top. The council is never charged for the inspection or the quote. Once written, the price changes only when the council changes the scope.
Residents' shoes and the walk to the bin room bring most of the soil a corridor collects between our visits. These five habits for the caretaker and the building's cleaners keep the walkways clear of it until we return.
Matting two strides long at the street entrance and the basement door stops most grit at the threshold.
Grit that suction leaves behind sinks to the backing and wears the fibre with every step. Ask the building's cleaners to use a motorised brush head on the entry and the lift lobbies every day and on the corridors weekly.
A resident who spills something in a corridor should let the building manager know that day. A fresh spill takes minutes to treat, while one left for a month takes far longer and may not fully come out.
Removalists should lay floor protection along the route and hang lift curtains. Most moving-day marks come from trolley wheels and furniture dragged across bare carpet.
Anything wet going to the bin room should be double-bagged. A dripping bag leaves a trail that soaks into the backing within hours.
Need a corridor back in use sooner? Drying time depends on the method. Compare the three before the council chooses. Compare the three methods

Lobby tiles, entry rugs and the residents' lounge furniture are cleaned on request during the carpet visit, each priced beside it on the quote.

Our advice to councils is a professional clean of the whole common property every twelve months at the least, with entries that carry heavy traffic cleaned more often.
Six things decide how often your scheme needs us.
The council decides how often we come.
Yes. The quote prices each common area separately, so the council can approve the entrance and lift lobbies at one meeting and the corridors at the next. The deferred areas are booked whenever the council approves them, with nothing else in the quote reworked.
Only the section we are working in, until it is dry. Signs close it off while every apartment keeps a dry route to the street through another lift or stair.
After encapsulation a section reopens soon after the clean. After hot water extraction it reopens once the drying time quoted for it is up.
Usually. Bags dripping on the way to the bin room wet the backing, which then holds the odour. It returns in humid weather because the residue draws moisture from the air. We check how far it has spread with a moisture meter, treat everything the meter shows to break down the organic matter, then rinse it out.
A smell from the bin room itself or a drain is outside what carpet cleaning fixes. We let your manager know what we find.
In most buildings, cleaning comes first. Corridor carpet that looks tired along the walkway but sound at the edges is soiled, not worn. Agitation and then hot water extraction take that soil out and bring the walkway back in line with the rest of the corridor.
Carpet worn through at the stair nosings, separating from its backing or crushed flat at the lift doors is past what cleaning can restore. Your manager hears that from us plainly, so the council can budget for replacement from the reserve fund.
Clean water caught early is a job we take on, so phone 0460 815 038 as soon as the leak is found. Under the IICRC S500 standard, water from a supply pipe or a hot water system is Category 1, the clean category. Glued-down carpet that has taken clean water is usually saved by drying it in place, provided the water comes out quickly.
Until we arrive, have the building manager shut off the supply and keep residents clear of the wet area. Our flood extraction tools draw the water up out of the carpet, then air movers and dehumidifiers dry the carpet and the slab while a moisture meter tracks both until they read normal. Water from a sewer or a drain is a different job. If it is not ours, we say so at once and name who to call.
No. The fibre in your corridors and the soil in it decide which product we use. The rinse then takes it out again along with the soil, so a dog or cat lying in the corridor afterwards lies on clean carpet. Pets, like residents, keep off a section until it is dry.
Yes. Weekends suit us as well as weekdays, public holidays too, at the hour the building chooses. A lobby is often quieter on a weekend afternoon, which makes it easier to keep a section closed while it dries.
From CBD and East Perth towers to walk-up blocks in the suburbs, we clean common property carpet in Joondalup, Fremantle, Midland and the suburbs between. Each suburb page below covers the buildings in that part of Perth.
The form needs only the scheme name, the address, the areas the council wants priced and any hours when sections can close. Zoran then meets whoever looks after the building day to day for the inspection. Nothing is booked until your manager has the written quote and the council approves it. Strata managers who prefer the phone can ring 0460 815 038.
Owners walk back into a clean entry, dry corridors and stairs that match the lobby. We clean each area in the hours the building can close it. To book, use the quote form or ring 0460 815 038.
