Commercial Carpet Cleaning
Hot desks, private offices and meeting rooms across one location or your whole network, cleaned once members have left.
Commercial carpet cleaning →
For coworking spaces, serviced and shared offices and business centres, we clean the carpet once members have gone home, so hot desks, meeting rooms and phone booths are fresh for your members and fit to show on the next tour. We fit around member hours, room bookings and your tower's after-hours rules, starting with a free inspection of the space.

A prospective member on a tour walks past the hot desks, into a meeting room and through the breakout area before deciding whether to sign.
Shared carpet works harder than a private office floor. A hot desk can host a different member most days, each bringing coffee, lunch and street soil. That soil dulls the colour across the desk zones and wears the fibre, so a floor left too long looks tired to the people you want to sign up.
Our coworking carpet cleaning follows the IICRC S100 standard to rinse that soil out once the floor is empty. The technicians who hold your access cards after hours are our own staff with police clearances, never labour hire or subcontractors, which matters on a floor full of members' screens and docks.
Each visit to your space comes with our guarantee. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Members who ask how their carpet is looked after deserve a standard you can name. We are an IICRC Certified Firm. Our cleans follow the IICRC S100, the trade's procedure for vacuuming, pre-spraying, extracting and drying carpet in the right order. The Australian and New Zealand standard, AS/NZS 3733:2018, is part of our method too. On the IICRC Global Locator, a search for Perth brings up our firm.
Food, drink and skin oils build up fastest where many people sit at the same desk over a week. A proper rinse takes that film out with the soil it holds, so the carpet stays clean longer after we leave.
Zoran, our owner, inspects the space alongside your community manager and signs off the written price. A question about the result reaches the person who priced it.
See the price before you commit
We measure the hot desks, offices and meeting rooms with your community manager and send one written price, GST included.

Flexible workspaces share one thing. Many people use the same carpet in different ways across the day. We quote the operator and fit the work to the way your members use the space.
Open floors of hot desks and dedicated desks, with meeting rooms, phone booths and a kitchen shared by every member. We clean after the floor empties or close one zone at a time, so the space keeps running.
Private suites leased by the month around a shared reception and meeting rooms. We price the common areas for the operator. Any suite can join the same visit with a price of its own.
Two or more businesses splitting one floor and its costs. Each business's area can be priced separately, so the cost divides fairly between them.
Boardrooms and training rooms hired out by the hour or the day, around a staffed front desk. We clean on a date the booking calendar shows free, with the furniture set back for the next hirer.
Add their suites to the same visit
While our equipment is on your floor, a member's private office can join the visit with its own price, so the cost lands with the right account.
Members bring the same few marks into a shared space, mostly from the kitchen and the coffee machine. We name each one at the inspection and pre-treat it with a spotter chosen for that stain before the whole floor is cleaned. Most lift completely, some only fade and a few have already set into the fibre.
A flat white carries tannin from the coffee and protein from the milk. Heat sets milk protein into the fibre, so the mark is treated cool with a protein spotter first, then the tannin, then the rinse.
Under every desk, chair wheels press soil into the pile until a dark patch forms. A pre-spray and machine agitation free that soil before extraction. Pile the wheels have crushed flat is wear, which cleaning cannot reverse.
Red wine leaves dye and tannin, while beer leaves sugar that turns tacky as it dries. A tannin spotter goes on while the mark is fresh, then the rinse lifts the sugar before it starts holding soil.
Oil pushes water away, so a water-based clean spreads a food stain wider. A solvent spotter dissolves the oil first. The rinse then carries both out of the pile.
As spilt water dries, it carries soil from deeper in the pile up to the edge of the wet patch. That leaves a brown ring, which the trade calls wicking. Rinsing the whole patch and drying it fast stops the soil from rising again.
Act while it is still wet
A clean white cloth pressed on the spill draws the liquid up without spreading it. Kitchen sprays leave a film that attracts soil, so leave the rest to us and ring before it dries.

How much coffee, castor soil and street grit sits in the desk zones sets the method. Your member hours and room bookings decide the evening we come. Hot water extraction, which is what carpet steam cleaning means in the trade, rinses heavy soil and old coffee marks out of the whole pile. A rinsed floor is off-limits to members for 4 to 8 hours as it dries. We book that clean for an evening once the floor empties or for a weekend. Where castors have packed soil down, a machine scrub loosens it before the rinse. Where soil is light, encapsulation needs no rinse. A scrubber works an encapsulating detergent through the pile. Once dry, the detergent has bound the soil into crystals that our vacuum then removes. A meeting room cleaned this way can go back into your booking system in an hour or two. Zoran recommends one of the three after seeing your desk zones.
Coffee, skin oil and street soil collect in the desk zones and bond to the fibre. A pre-spray loosens that bond, then the wand sprays hot water deep into the pile and pulls it back under suction at once, soil included.
On a floor your cleaners vacuum daily, the soil stays near the surface. Our machine works the detergent through that layer. As it dries it hardens around each soil particle, which the next vacuum collects.
Under desk chairs and at the entry, soil gets pressed down into the pile. Scrubbing by machine opens that packed layer to the pre-spray, then hot water extraction carries the loosened soil away.

Before equipment comes through the loading dock, the tower's building manager needs our documents on file. Ours are ready when you approve the quote, for you and for them.
Every evening we spend on your floor is insured for public and products liability up to $20M. Furniture and equipment of yours in our care are covered for $250,000. Our team carries workers compensation insurance. Certificates of currency are sent on request.
Members leave screens and docks on dedicated desks and in private offices after hours. Each of our technicians carries a National Police Clearance. None of the work is subcontracted, so the people near that equipment are our own staff.
Building managers file our general Safe Work Method Statement. It deals with slip risk on damp carpet, our cleaning chemistry, the machines and any hose or lead we run into a tenancy. It goes out with our quote, or on its own whenever your building manager asks.
Your community manager can see any of our safety data sheets while we work, because they travel in the van with us.
If your tower requires a contractor induction, our technicians sit it before they start in your space. After that we keep to the building's rules on the loading dock, the lifts and after-hours sign-in.
Sent with the written price
Send your building manager's document list and everything on it comes back with our written quote, so nothing waits on paperwork once you say yes.
Members keep their own hours. Some spaces stay open around the clock. We clean a zone only once it is empty, after the last members leave, over a weekend or behind signs in a closed section while members carry on elsewhere.
We collect access cards or keys from the location you name and return them on the following working day. If we lock up, the alarm is set on our way out.
We ring before every visit. Block the rooms we are cleaning in your booking system, so no member books a room with wet carpet.
Our truck-mounted unit can clean a ground-floor space near the street, with the machine left in the van and only its hose coming inside. Higher up a tower, our technicians carry portable machines to your floor in the lift. Hoses from the van never enter a lift or a stairwell.
Every chair goes back to its desk and every bin to its place. Where a zone must reopen sooner, we bring air movers. The signs stay up until the carpet is dry.
One coworking operator in Perth asked us to clean the meeting rooms across three of its spaces, along with a communal area in the middle of one floor. Zoran's inspection showed carpet in decent shape with only minor marks. Each location was priced separately, with the work set for a weekday evening after 7 pm. The access cards were collected from one of the locations.
The carpet was vacuumed thoroughly before cleaning and the marks were given extra attention. The operator later booked a second visit for more of its meeting rooms and the rugs in one space.
A coworking operator with several spaces in Perth
Seven meeting rooms and a communal area
Three meeting rooms and four rugs
Evening work on a weekday
Price them in one round
One inspection round can cover every space you run. Each location gets its own figure on the quote.

Hot desks wear hardest, so each visit starts at the castor patches, which we pre-treat and machine-scrub ahead of the open floor. Private offices, phone booths, meeting rooms and breakout areas have a tab each.

A hot desk floor takes castor wear, crumbs and coffee from whoever sat there that day. We move the chairs, pre-treat the patches under each desk and clean the floor between them.
Members only need to lift their own bags and bins off the floor.

Private offices are cleaned with the tenant's agreement, while the door is unlocked for us. Desks stay where they are and the carpet beneath is reached with hand tools.

Bookings through the day leave coffee rings and catering crumbs under the table. Chairs come off the carpet, the marks are spot treated and the whole room is cleaned while it is blocked out in your booking system.

Carpeted booths and pods are cleaned with hand tools, because a full-size wand will not fit. Their small floors get the same pre-spray and rinse as the open floor.

Breakout areas next to the kitchen collect oily food, sugary drinks and the aftermath of events. They are spot treated first, then cleaned along with the open floor. Lounge rugs can be done on the same visit.

Thank you for the outstanding work. Our carpets and office chairs look fantastic. A reasonably priced service compared to what the previous carpet cleaner charged us.

The whole experience was great, from the initial communication, the planning and the carrying out of the job. There were no issues at all. It was well priced and Zoran did a really good job. I will definitely call him again next time :)

An exceptional service! I didn't know carpet cleaning could be done so professionally, and Zoran's knowledge of the correct chemical combinations to remove stains from various fibres/fabrics was quite surprising. No chit-chat, no problems, just the relevant questions and explanations. I would recommend Zoran's services to anyone. Thank you.
Zoran laser-measures the desk zones and rooms on a walk-through with your community manager, noting the soil, the furniture and the access. Your written quote rests on six things.
Desk zones, private offices, meeting rooms and booths all go on the quote. Approve the whole floor or start with the rooms members use most.
A floor with every hot desk taken each day carries more soil than a quiet suite. That extra soil can need a machine scrub before the rinse.
Treating those marks takes time before the rinse, so our quote includes that time.
A whole floor closed for a weekend is quicker to clean than zones released one evening at a time. Tight windows can also change the method, as the quote explains.
A space on a high floor, a long trolley run from the loading dock or street parking a block away adds to the set-up.
We move chairs and bins ourselves. Fixed desks and booths are cleaned around with hand tools, which adds time on a crowded floor.
Booking just one meeting room costs $385 including GST, the full price for that job. It covers our travel to your space, unloading the machines and the opening part of the clean. Across a full coworking floor the $385 is already inside the total, never an extra. There is no charge to inspect or to quote. Your written price holds as long as the rooms and zones in scope stay the same.

Most of what a member sees on the carpet day to day comes down to your community team and office cleaners. The five habits below matter most.
Castors under a hot desk keep pressing soil into the same small patch. A hard chair mat takes that wear instead.
An upright vacuum with a turning brush, run through the desk zones and along the kitchen edge each day, lifts the grit a suction-only machine misses.
White cloths and a note to report spills give members a way to deal with coffee straight away. The community manager then calls us the same day.
Perth sand and street grit come in on shoes, so matting at the front door should catch them before members reach the hot desks.
Most coffee stains start between the machine and a desk. A lid on every cup carried across the carpet prevents most of them.

Our advice is yearly at the least. A floor booked out every day soils faster than a private office of the same size, so it often needs more than that.
Five things decide the interval for your space.
The schedule is the operator's call. Our part is the advice.
Yes. We sign off a single zone, clean it and keep it closed while it dries. Members work elsewhere on the floor in the meantime. Meeting rooms are held free in your room bookings for the same reason.
Only the floor under them. Ask members to lift bags, foot rests, bins and paperwork off the floor when they finish for the day. We shift the chairs ourselves and set them back.
Keep the air-conditioning on through the evening we clean, because moving air dries carpet faster.
It depends on the method. A room cleaned by encapsulation reopens soon after we finish. Carpet rinsed by hot water extraction stays closed for the drying time written in your quote, so we book it for when members are away.
Mostly, because the dark patch is soil the wheels have ground into the pile. Agitation followed by hot water extraction lifts most of it out.
Pile the castors have crushed or frayed is wear. It looks different from the carpet around it even when clean. A hard chair mat stops it spreading.
Yes, where the booth has a carpeted floor. We use hand tools sized for small spaces. Upholstered seats inside a booth can be cleaned on that visit too, each priced as a piece.
Yes. Zoran can inspect your locations in one round and send one written quote that prices each location, so any or all of them can be approved.
Yes. Rugs are cleaned on site with methods chosen for their fibre and priced per rug, during the same visit as the carpet.
