Hotel carpet cleaning with no rooms off sale

A guest forms a view of your hotel on the walk from the lift to the room. A dark corridor centre or a wine mark beside the bed is the detail that ends up in an online review.

Replacing guest room carpet costs more than the carpet, because every room in the refit is a room you cannot sell. Cleaning takes out the stains, brings the walkways level with the edges again and puts that refit further off.

Our hotel carpet cleaning is done to the IICRC S100 standard by technicians we employ. Each one holds a National Police Clearance and nobody is subcontracted, so the person your duty manager hands a key card to is always one of our own.

Every room we return to your front desk is covered by one promise. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.

The top floor matches the first

Guests expect the top floor to look like the first, so every room gets the same steps in the same order. Those steps come from the IICRC S100, the standard for professional carpet cleaning, beginning with a thorough pre-vacuum and a pre-spray that is left to work, then the rinse and the extraction. Every room also meets AS/NZS 3733:2018, the carpet cleaning maintenance standard shared by Australia and New Zealand. Before you release a single room, you can confirm our firm on the IICRC Global Locator with a search for Perth. The certificate is shown on our About page.

Woven wool and wool blends

Woven hotel carpet is often wool or a wool and nylon blend. Alkaline cleaners can turn wool brown for good, a fault the trade calls cellulosic browning. Our owner completed WoolSafe's Fibre Care Specialist course, so wool gets a cooler clean, WoolSafe-approved products and a low pH rinse.

Your contact from first look to handback

Whoever runs the property, the general manager, the operations manager or the owner, walks the guest floors and public areas with Zoran, who measures each one. The written price comes from that walk, so from the first look to the last room returned you deal with one person.

Before any booking

Guest floors measured at no cost

Rooms, corridors, the lobby and the function space are measured with you on one walk-through. A written price follows, with nothing to pay for the visit and no obligation to book.

Properties with guest rooms

Accommodation we clean across Perth

A city tower and a suburban motel need the same thing from us, clean carpet without a night's booking lost to the work. We quote whoever runs the property and book around the vacancies your front office gives us.

Hotels

Guest floors, a lobby, function space and a restaurant all share one roof in a full-service hotel. Each part is cleaned in its own window, rooms while they are vacant and public areas in closed sections, so the hotel never shuts for us.

Serviced apartments

Apartments are let for longer stays, so living areas and bedrooms collect more cooking spills and everyday soil than a standard room. We clean each apartment between guests, along with the corridors that serve them.

Motels

Motel rooms open straight off the car park, so guests carry grit and leaf litter onto the carpet. The strip inside each door gets the most work while the room is empty between bookings.

Boutique hotels

A boutique hotel has fewer rooms, so every room out of use matters more to the night's takings. We clean a few rooms at a time if that suits your bookings, rather than asking for a whole floor.

Pubs with rooms

Accommodation above a pub shares its building with a busy bar and dining room. We can clean the rooms, the stairs and the public bar on one visit, each area at the hour the licensee chooses.

Airport hotels

Airport hotels turn rooms over around flight times, with guests arriving and leaving at all hours. Any day of the week, we clean each room in the gap your front desk gives us.

Running several properties?

Several hotels, one round of visits

A hotel group can have each of its Perth properties inspected in the same round. Every property still receives a written quote in its own name.

Guest room stains

Wine, food and guest room stain removal

Guests eat, drink and get ready for the evening in their rooms, so the carpet collects room service, minibar and bathroom spills. Each mark is identified first and then gets the spotter its cause needs, all before the room as a whole is cleaned. On the walk-through we point out the marks we expect to lift and the ones that look permanent.

Room service and red wine spills

Room service trays drip oil and sauce, while red wine leaves tannin and a strong natural dye in the fibre. Oily marks get a solvent spotter first, because water spreads grease further into the pile. Wine gets a tannin spotter and a rinse. The sooner either is treated, the more of it lifts.

Spilt coffee from the room tray

With a kettle and cups in every room, coffee and tea spills are common, often with milk in them. Milk is a protein, so a protein spotter goes on first and the tannin second. Treating them in that order keeps the heat of the rinse from setting the milk into the fibre.

Foundation, fake tan and hair oil

Foundation, lipstick and hair products are oils carrying pigment. A dry solvent spotter breaks down the oil so the pigment comes away with it. Fake tan holds a dye that bonds with wool and nylon, which can leave a shadow that does not come out.

Bathroom accidents and vomit

Urine and vomit are protein stains. Vomit also carries stomach acid, which can strip colour from nylon and wool. We lift the solids, break the protein down with an enzyme treatment, then rinse the area through to the backing, where the odour sits.

Pet-friendly room odours

In a pet-friendly room, dried urine turns alkaline and its salts draw moisture from humid air, so the smell returns on damp days. We trace how far it has spread and treat all of it, so the room suits the next guest who travels without a pet.

Room service accident?

Call the same day, before it sets

Have your staff lift any solids off the carpet, then dab the spot from the outside in with a cold, damp white cloth. Bleach and supermarket sprays strip the dye and leave residue that attracts soil, so keep them out of the room. Treated the same day, a spill has a far better chance of coming out than a mark left to dry for a week.

Methods for guest floors

Room downtime under each cleaning method

A room that is out of use cannot be sold, so the first thing a general manager asks is how long it stays out. The soil in your carpet decides the method, which in turn decides that time. Carpet steam cleaning, known in the trade as hot water extraction, rinses heavy soil and room service spills out from the bottom of the pile. After that rinse, the carpet dries over 4 to 8 hours. Your air conditioning, the fibre and how soiled it was decide where in that range a room falls, so this method suits rooms that can stay empty longer. Encapsulation is for light soil. Its crystallising detergent surrounds the soil high in the fibre and our vacuum collects both, so a room is often back in use in an hour or two. Luggage wheels and street shoes press grit deep into the pile, which our scrubbing machine works loose before the rinse. You get our recommendation for each part of the hotel after we have inspected it.

Deepest rinse

Hot water extraction for room service spills and heavy soil

First comes a pre-spray, which breaks down room service oil and the soil it holds. The wand then jets hot water down to the backing and recovers it at once, with everything the pre-spray released. It reaches the base of the fibre, which makes it the clean for heavy soil and carpet with many spills.

Approving a new contractor

Paperwork before we hold your key cards

Before any contractor holds a key card to a guest floor, your general manager or operations manager has to approve it. Our documents travel with the quote, which lets you approve us and book in the same week.

Public and products liability

Cover of $20M under our public and products liability policy applies to every visit, from guest rooms to the function space. Furniture and fittings in our care carry $250,000 of cover. Our team also has workers compensation insurance. Your contractor file can have the certificates of currency whenever you ask.

National Police Clearance

Key cards only ever go to our own employees, each holding a current National Police Clearance. Subcontractors are never used, so the person signing your contractor register works for us.

Safe Work Method Statement

Power leads along your corridors, wet carpet, chemistry and machines are each dealt with in our Safe Work Method Statement, a general document that covers all our work. Your operations manager gets a copy when the quote is sent.

Safety data sheets

A full set of safety data sheets travels in our van to every job, so any product on the floor can be looked up by your duty manager there and then.

Contractor inductions and sign-in

Your hotel's contractor induction is completed on or before the day of our first job. From then on we sign in and out the way your front desk asks.

Waiting on head office?

Our documents arrive with the price

List what your hotel or its head office needs on file. Our certificates of currency, the police clearances and our general safety statement arrive with the written price.

While guests stay

Open for guests while we clean

Guests keep arriving while we work, so no area is touched until it is empty. Rooms are done after check-out and before the next arrival, corridors once their floor is closed off, the lobby in roped sections, function rooms after bump-out and the restaurant between services.

  • Vacant rooms from your front office

Each day your front office names the vacant rooms and how long they stay free. We clean those and close a stretch of corridor only while it dries. Any of the 7 days a week suits us, within the hours your hotel sets.

  • Key cards from your duty manager

Your duty manager issues key cards, keys or alarm codes as needed. Before every visit we phone as a courtesy, confirming which rooms and what time. Keys lent to us go back to the duty manager the following working day.

  • Portable machines on each floor

Every hotel job is done with portable machines, carried to the guest floor in the lift and kept on that floor while we work. No truck-mount hose ever enters the building, which keeps every lift and stairwell clear for guests.

  • Returned to the front desk

Air movers speed the drying wherever a room or a stretch of corridor is wanted back sooner. Each area is checked before it goes back to the front desk or the duty manager.

Case study

Serviced apartments, from one room to a floor

Stain removal in a single apartment was the first job a Perth serviced apartment operator gave us. We treated that one apartment and invoiced it on its own.

The same operator then booked us at its second building, this time to clean the carpet across an entire level. One room is a sensible way to judge a contractor before handing over a whole floor.

Guest room carpet

Guest room carpet wears where people walk in from the door, past the bathroom and around the bed, with extra soil where the desk chair rolls. We pre-treat those paths so they dry to the same shade as the rest of the room.

Marks beside the bed and in front of the minibar are spotted before the main clean starts.

Priced per job, never per room

Hotel carpet cleaning quotes explained

A walk-through of the property with your general manager or owner prices the job, free of charge. Each area gets a laser measurement while we look at the soil and check lift access. One written price follows, set by six factors.

  • Rooms and public areas booked

Each area you name, from the guest floors to the restaurant, is measured separately. Book the whole property at once or begin with the floors guests see most.

  • Soil on the guest floors

Street grit bedded down in a lobby entry has to be agitated by machine first, which a lightly soiled corridor can do without.

  • Room service marks and odours

Room service, wine and accident marks add spotting time. A pet-friendly room or a bathroom leak adds odour treatment. The quote allows for what we find on the walk-through.

  • Rooms released in blocks

A block of vacant rooms on one floor is cleaned faster than single rooms scattered across several floors and days. A short gap between guests can call for a different method, named in your quote.

  • Storeys and lift access

Every storey on the job means another lift trip with our portable machines, so a tower takes a bigger share of the day than a two-storey motel.

  • Wool, blends or nylon

Woven wool and its blends need a lower temperature and WoolSafe-approved chemistry, which makes the clean slower than nylon. The walk-through confirms which fibre you have.

Our smallest bill is $385, GST included, which is what a single room with one stubborn stain costs and no more. Out of that amount come the trip to your hotel, setting up our machines and the opening stretch of cleaning. Book a whole floor or the full property and the $385 is already part of that price, never an extra on the invoice. Inspecting the property and quoting it are free. Once you have the written price, it changes only when the rooms or areas on the job change.

Daily care on guest floors

Guest floor habits that slow the soil

Hotel staff on every shift do the most for the carpet between our cleans. These five habits keep guest floors looking cared for.

Entrance mats that hold the grit

Guests carry sand and grit in on their shoes. Deep entrance matting at every street door and lift entry holds it back before it reaches the lobby carpet.

Corridor centres vacuumed daily

Plain suction leaves grit at the base of the pile, while a vacuum fitted with a brush head pulls it out. Daily passes along the corridor centres and the lobby make the biggest difference.

Fresh spills logged with the duty manager

When staff find a spill in a room or corridor, they blot it and report it the same day. Reported that quickly, a mark can be treated before it sets.

Room service trays off the carpet

Trays left on corridor carpet drip sauce and drinks into the pile. Collecting them promptly or setting them on a stand prevents marks that would need spotting later.

Clean wheels on trolleys

Luggage trolleys and linen carts pick up oil and grit in the car park and the service areas. Wiping their wheels regularly keeps that soil off the corridors.

FAQ

What general managers ask before booking us

Still have a question?

Ask us directly

If your question isn't answered here, call us. You'll get a straight answer about your carpet and your premises, with no obligation.

What cleaning interval suits hotel carpet?

Lobbies, lift lobbies and restaurants usually need more than one clean a year, while our advice for guest rooms is one professional clean a year, never less. Your hotel's own mix decides how much more.

  • Occupancy and how many guests pass through
  • Room service and in-room dining
  • Conference, wedding and event bookings
  • Pet-friendly rooms
  • Matting at the street and car park doors
  • The carpet's colour and pattern
  • Any interval set by your brand standards or carpet warranty

The interval you book is always your choice.

Can you clean hotel rooms without taking them off sale?

Yes, for most rooms, because we clean in the gap between one guest leaving and the next arriving. After encapsulation the room is generally back on sale soon after we finish. A room that needs hot water extraction is booked for a day when it can stay empty for the drying time on your quote.

Can corridors be cleaned overnight while guests sleep?

No. Guests are asleep at night, so we never clean guest floors or corridors then. Each corridor is cleaned in signed stretches at a time your hotel sets, while the floor is quiet.

Why does a guest room smell musty after a leak?

A musty smell means moisture is sitting in the carpet backing or the floor beneath it, most often from a bathroom leak or a failed window seal. Microbes feed on the damp soil and give off the odour. We find the wet area with a moisture meter, extract and dry it, then treat what remains.

If water is still getting in, the leak needs fixing first. We will say so plainly.

A bath overflowed into a guest room. Can the carpet be saved?

Provided the water came straight from the bath and you act fast, it usually can. Phone 0460 815 038, shut the room's water off and keep guests out. Water straight from a bath, basin or shower is clean water, which the S500 standard from the IICRC classes as Category 1, so the carpet stays down and is dried in place. Our flood extraction tools recover the water, then air movers and dehumidifiers keep running until the carpet and the slab beneath read normal on our moisture meter.

Toilet overflow is Category 2 or Category 3, depending on what was in the bowl. Category 3 carpet has to come out, which is beyond our work, so we say that the moment we see it, along with who to call instead.

Do you charge per room?

No. We measure the carpet you want cleaned and price the job as a whole, never per room or per floor. Above the $385 minimum the rate is per square metre. You receive one written figure for everything we measured.

Can you clean a function room straight after an event?

Yes. Once the event has been packed away, we spot the wine, food and drink marks, then the entire floor gets its clean. Let us know when the next set-up starts, so the method we choose has the carpet dry before then.

Do we need to move furniture before you arrive?

No. Our technicians move chairs, desks and small tables, then put them back where they stood. Beds, wardrobes and heavy fixed pieces stay in place and we clean around them.

Do you clean hotel upholstery and rugs as well?

Yes, both. Lounges, armchairs and bedheads are cleaned in the room at a price per piece, whether fabric or vinyl. Rugs are priced per rug. Each has a $385 minimum, the same as carpet, which a bigger job absorbs into its total.
