Cleaned to the IICRC S100 standard

Perth's commercial carpet steam cleaning specialists

Carpet steam cleaning brings commercial carpet back to an even colour across the whole floor, with the fibre clean to the backing and free of residue, so it resoils more slowly and stays presentable for longer. The trade term is hot water extraction: heated water driven into the pile and recovered at once under strong vacuum, carrying out the ground-in soil, dried spills and old detergent that vacuuming leaves behind. Homes are welcome too. Describe the rooms over the phone and you have a free cost estimate before you hang up.

Care matched to your carpet

We check the fibre and construction first, then set the products, heat and moisture to suit. Wool gets WoolSafe-approved care, and every clean follows the IICRC S100 standard.

The whole floor, edge to edge

Chairs and light furniture are moved, heavy pieces are cleaned up to with the hand tool, and stairs, edges and corners get the same rinse as the open floor.

A written price and our guarantee

The site visit and quote are free, and you have the price in writing before anything is booked. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.

Dry passes, then a drying plan

Every wet pass is followed by dry passes that recover the excess water, and the drying plan agreed at the quote takes care of the rest, so the floor is dry before your people need it.

Your floor, your timing

Choosing the method

When steam cleaning is the right choice

Steam cleaning is the method we recommend when the soil is bonded to the fibre and the carpet needs restoring rather than refreshing. We confirm the fibre, the construction and the drying window on site, then set the water temperature, chemistry and moisture to suit, so the carpet is cleaned to the backing without risk to the pile.

Heavy soiling or a long-overdue clean

Traffic lanes that stay dark after vacuuming hold compacted soil bound to the fibre by an oily film, and a rinse on its own will not release it. We pre-spray and let the product dwell, agitate the pile with a rotary or counter-rotating brush machine to break that bond, then extract. The soil leaves with the rinse water instead of being driven deeper, and the pile recovers its stand.

Wool and wool-blend carpet

Wool is the fibre steam cleaning suits best, provided the chemistry and moisture are controlled. High-alkaline products damage the fibre, so we use WoolSafe-approved chemistry within the WoolSafe pH range, keep the water temperature moderate, and recover as much moisture as the wand allows. The pile dries evenly and keeps its texture.

Hygiene-sensitive rooms

In childcare centres, clinics and aged care homes the carpet has to be left free of soil and chemical residue, not just looking clean. Hot water extraction is the one method that rinses the pile: the soil, food residue and our own cleaning solution leave with the recovered water, and the fibre is left with nothing sticky on it where children play and residents walk.

A lease handover, inspection or warranty clean

Make-good clauses and carpet manufacturers' warranties commonly specify hot water extraction, and some ask for proof of it. We assess the carpet before we start and tell you what will come out and what is permanent wear or pile damage, then give you an invoice that names the method and the date, ready for the agent or the manufacturer.

Lightly soiled carpet?

Ask us about encapsulation

Encapsulation is our low-moisture clean for lightly soiled carpet, with foot traffic back within an hour or two. Which method suits your floor is decided at the free site visit, once we have seen the carpet.

How we steam clean

How carpet steam cleaning works, step by step

Every steam clean follows the same nine-step sequence, and the sequence is what protects the result. Dry soil is removed before any solution is applied, the pre-spray is given its full dwell time, and the rinse is set for the fibre, so the soil leaves with the recovered water and nothing is left in the pile to attract it back. Ask for the free site visit and the sequence is set for your floor before the date is booked.

Step 1 of 9: understand the carpet

Inspect the carpet and identify the fibre

We start by identifying the fibre, the construction and the condition of the carpet: the traffic lanes, the individual marks, and any wear, delamination or seam movement. Tell us which areas concern you most and we assess those first.

The fibre sets the limits for the whole clean. Wool is cleaned at a lower temperature with no high-alkaline chemistry. Nylon dyed after manufacture is treated with care around strong oxidisers. Solution-dyed nylon and polypropylene tolerate stronger pre-sprays. A hidden-spot check is done only where a dye is unfamiliar.

The equipment

Truck-mounted or portable

Truck-mounted and portable extraction do the same work: a heated rinse through the pile and vacuum recovery in the same pass. Which unit we bring is decided at the site inspection by how the hoses reach your floor.

Truck-mounted extraction

The unit stays in the van, with its heater, pump and vacuum driven by the vehicle, and the hoses run in to the carpet. It is our first choice wherever there is parking close by and a practical hose route.

Portable extraction

Where the hoses cannot reach, a portable extractor comes up in the lift and runs from the building's power and water. It is how upper floors and sites without vehicle access get the same clean.

Access checked at the quote

Parking, the hose route, lift bookings and the route to each room are confirmed at the site inspection, so we arrive with the right unit and set up at once.

Set for your carpet

Whichever unit we bring, the water temperature, chemistry and moisture are set for the fibre, construction and soiling, and dry passes leave the least water in the pile.

Not sure which unit your building needs?

That's settled at the quote

Tell us the floor and how the van can reach it. We check the hose route on the visit and bring the unit that gives your carpet the full heat and vacuum, and you see it working on the day.

Seven days a week

Cleaned on the day that suits you

Tell us the day and time that suit your business, and we'll book the steam clean for then. The one thing every booking allows for is drying: damp carpet has to stay clear of foot traffic, so we choose a window when the area can stay empty until drying is finished.

  • Access sorted at the quote

Where the van parks, the hose route, keys, alarm codes and any building rules. Our Safe Work Method Statement is ready if your building manager asks, and on the day we won't need to call you.

  • A team you can trust with your keys

Our own police-cleared team, covered by $20M liability insurance and workers compensation, with no subcontractors in your building.

  • Dry when you need the floor

Carpet usually dries within 4 to 8 hours. Running the air conditioning carries the moisture out of the room, and if you need the floor back sooner, we bring air movers.

  • Left the way we found it

Chairs and bins go back where they were, and when we're the last ones out, we leave the lights off, the doors locked and the alarm on. Your staff come back to a clean, dry floor.

Worth knowing

Four steam cleaning worries, answered

Most worries about steam cleaning come from jobs done badly: too much heat, too much water or the wrong products. Each one has a real cause, and we clean in a way that rules it out.

It's actually steam

The name is misleading: heated water does the cleaning, not steam. The extraction wand flushes it through the pre-treated pile and recovers it by suction in the same pass, with the loosened soil. The cleaning comes from the combined work of the products, agitation where needed, rinsing and extraction. We select the temperature to suit the carpet's fibre and condition.

It shrinks carpet

Only when the job is done wrong. Too much heat or water, or slow drying, can shrink wool and carpet laid on natural-fibre backings such as jute, and excess heat can also soften the latex that bonds the primary and secondary backings, which leads to delamination. So we identify the fibre and backing first, keep the heat and moisture within what that carpet can take, and recover as much water as we can. Where a carpet is too sensitive for extraction, we use a low-moisture method instead.

Carpet gets dirty faster afterwards

It does after a poor clean. Sticky residue left in the pile attracts fresh soil, so the carpet looks dirty again within weeks. Suitable products, correct dilution and a thorough rinse prevent it. Everyday foot traffic still brings in new dirt, so regular vacuuming and entrance matting remain important after a steam clean.

It takes days to dry

Not when it's done properly. Our commercial steam cleans usually dry within 4 to 8 hours, depending on the fibre, how much rinsing the carpet needed, airflow and the weather. Slow drying comes from over-wetting and weak extraction, which is what our dry passes prevent.

Heard one of these about steam cleaning?

Ask us, and see the floor for yourself

Every one of the four comes from a clean done badly, not from the method. Tell us what worries you and we'll show you how the rinse, the recovery and the drying plan answer it on your own carpet.

Case study

A Perth cinema, cleaned between screenings

A cinema in Perth needed its deep-red theatre carpet refreshed without losing a single session. Popcorn oil, spilt drinks and fine grit had worked into the aisles, corridors and foyer.

We used a combination of truck-mounted and portable hot water extraction, worked around the screening timetable. Aisles and corridors were cleaned in sections so no walkway ever closed, and each area dried while no session was running in it. The original deep red came back, and no audience was disturbed.

The venue

Open-plan offices

In an open-plan office, grey tracks form along the route to the printer, a darker one leads to the kitchen, and marks build up under every chair. A steam clean rinses the oily soil out of those tracks, so they come back close to the colour of the carpet under the cabinets.

Desks stay where they are. We work around them, move chairs and bins, and clean the carpet underneath. Once a year is the minimum we recommend, and the busiest walkways can be booked in more often.

Give us the desk count and the hours the floor can stay clear, and the price and the drying plan come back together.

Pricing

How carpet steam cleaning is priced

Every quote comes from the same free visit: we measure the carpet, look at its condition and agree what's included, how we'll reach it and when we'll clean. These six things decide the figure.

  • Floor area and layout

We measure the carpet in the job and look at how it's laid out. An open floor cleans in long, continuous runs; separate offices, corridors, stairs and corners take longer. Two sites with the same area can take different amounts of work, which is why we look at the layout as well as the size.

  • Fibre, construction and condition

Wool, synthetics, carpet tiles and broadloom each need their own products, technique and moisture, and worn areas, flattened pile or loose edges need extra care. We identify it all at the inspection and tell you where cleaning will help and where wear will stay.

  • Soiling and stains

Ground-in grit, oily traffic lanes and heavy build-up take more pre-treatment, agitation and rinsing than light soiling, and we ask about the carpet's cleaning history, because residue from earlier cleans needs extra rinsing. Coffee, ink and grease marks are assessed on their own, and any specialist stain removal is written into the quote. Dye loss from bleach or sun fade is permanent, and we point it out at the inspection so the quote reflects what cleaning can achieve.

  • Furniture and preparation

Furniture decides how much carpet we can reach and how we move through the job. We agree up front which chairs and light items we'll move and which heavy or fixed pieces stay put.

  • Access and equipment

Parking, hose routes, lifts and loading-dock bookings decide how the equipment reaches your floor, and whether we bring the truck-mounted unit or portable machines.

  • Timing and drying

An empty floor done in one visit is quicker than one cleaned in closed-off sections, one at a time, around bookings. We agree the working window and the drying plan before we quote, so the time they take is already in the price.

Steam cleaning starts from $385, GST inclusive. That minimum pays for our travel, the set-up and the first stretch of carpet we clean. A small job costs no more than that, and on a bigger floor it is included in a price set per square metre, with the rate based on the carpet and the work it needs. Your free, no-obligation site inspection leads to a written quote for the agreed scope. That price stays the same unless the scope changes. Ask for yours below, and we come out at a time that suits you to measure up. Those visits are for business premises. A home is estimated over the phone, free, from what you tell us about the rooms.

After we leave

Four habits that keep carpet clean longer

A steam clean removes the soil that has built up in your carpet. How the carpet is looked after over the following months decides how long it stays clean, and four easy habits make the clean last until the next one.

Look after your entrance matting

Most of the soil in office carpet comes in on shoes from outside. Matting that's cleaned or replaced regularly traps it at the door, so your freshly cleaned carpet stays cleaner for longer.

Vacuum thoroughly between cleans

Vacuuming takes out dry grit before foot traffic grinds it into the pile. Make sure your cleaners cover the edges and the traffic lanes, not just the middle of the room.

Blot spills while they're fresh

Press a clean white cloth onto a spill, working in from the edges, and never scrub it. Scrubbing only spreads the mark and frays the pile.

Watch the traffic lanes

When the lanes turn grey again soon after vacuuming, or a room smells stale on warm mornings, the carpet is due for its next steam clean, even before its scheduled date.

Serious spill?

Call us straight away

Red wine across a meeting room, oil, paint or water from a burst pipe: what happens in the first few hours decides how much of it comes out. Blot up what you can, keep people off it and call us. We'll talk you through the next steps and get to you as soon as we can.

FAQ

Carpet steam cleaning questions

Still have a question?

Ask us directly

If your question isn't answered here, call us. You'll get a straight answer about your carpet and your premises, with no obligation.

How much does carpet steam cleaning cost in Perth?

Carpet steam cleaning is priced from $385, GST inclusive. The $385 is our minimum charge: a small area costs just that, and on a larger floor it is simply the first part of a price we set per square metre. The price depends on the area, the carpet's type and condition, access for our equipment and when the clean takes place. A heavily soiled floor that has to be scrubbed before extraction, for example, takes more time than one that is cleaned every year. We keep the square-metre rate off the website, since no two floors need the same amount of work. We'll measure up and look at the carpet on site at no charge, then give you the price in writing. That price doesn't change unless the job itself does. You'll find more detail on how our pricing works.

Can you steam clean wool carpet?

We do, and hot water extraction is the method we recommend for wool. Wool is a protein fibre, so the wrong chemistry or too much water does damage that can't be undone:

  • Strong alkaline products attack the fibre itself, causing alkali damage that leaves it harsh and weak, and they can make acid-dyed wool bleed
  • Over-wetting, alkaline residue and slow drying cause cellulosic browning: brown staining drawn up from a jute backing into the pile as it dries, and it can be permanent
  • Excess heat, water and agitation felt the fibre and can shrink the carpet

So wool gets its own process. The water goes on cooler, every product is WoolSafe-approved, agitation stays gentle, and a mildly acidic rinse finishes the clean, leaving the pile at the slightly acidic pH wool is most stable at. Our extraction passes pull back all the water the carpet will give up, so it dries quickly. A wool blend gets the same treatment, even when wool is only part of the pile.

As a WoolSafe Approved Fibre Care Specialist, we identify the fibre and the backing at the inspection, so a wool carpet is never cleaned like a synthetic one. Our fibre guide compares wool with nylon and olefin from a cleaner's point of view.

How long does carpet take to dry after steam cleaning?

Most steam-cleaned commercial carpet is dry within 4 to 8 hours. Four things decide whether your floor dries at the quick or the slow end:

  • The fibre: wool absorbs water into the fibre and releases it slowly, while nylon and polypropylene hold very little
  • The soiling: heavier soil needs more rinsing, so more water goes through the pile
  • The construction: dense cut pile holds more water, and glued-down carpet can only dry upwards
  • The air: cool, humid or still air slows evaporation

Dry passes are part of our extraction, so we take out all the water the pile will release before we leave. Air conditioning or ventilation after the clean carries off the rest, and where you need the floor back quickly, we set up air movers. The drying plan is settled with you when we quote, and we time the clean around it. Our guide to drying commercial carpet shows what the building can do to speed it up.

Can you steam clean while we're open?

We can, though steam cleaning works best when the area is empty. The carpet stays damp for some hours after extraction, damp pile picks up soil from passing shoes, and wet soles slip on the hard floors beside it. That's why we choose a window when nobody needs that part of the floor, so the pile dries free of foot traffic. The time is yours to choose, any day of the week.

Where part of your premises has to stay open, we clean in sections and keep a clear path through the rest. That's how we steam cleaned a Perth cinema without cancelling a single screening. Where an area can't close at all, low-moisture encapsulation is the better fit: so little solution goes into the pile that people can usually use the area again within an hour or two.

We're on the ninth floor. Can you still steam clean?

Yes. On upper floors, where the hoses from our truck-mounted unit can't reach, a portable extraction machine comes up in the lift with us. It does the same job: hot water rinses the carpet and strong suction draws the water and loosened soil back out, with the products and heat set for your carpet.

We confirm the machine for your building at the site inspection. High-rise buildings usually have rules about lift bookings, loading docks and contractor access, and we sort those out with you or your building manager before the clean. If management asks for paperwork, we'll send our Safe Work Method Statement ahead of the job.

A stain came back a week after cleaning. Why?

That's usually wicking. When a spill soaks right through the pile, some of it settles in the carpet's backing, or on the floor under a carpet tile. The clean removes the mark from the pile, but residue stays below. As the carpet dries, moisture rises from the base to the tips of the fibres and carries that old residue up with it, so the mark shows again.

Strong extraction and quick drying keep wicking to a minimum, though a large spill that soaked in deep can still come back.

A returning mark is treated again and extracted, which lightens it further. A deep spill can take more than one round, and residue that has stained the backing itself can leave a trace. If a mark does return, tell us and we'll check it on site.

Do we need to move the furniture?

No, leave that to us. We move chairs, bins and light furniture and put everything back exactly where it was; heavy furniture stays put and we clean around it. Please have boxes, files or stock stored on the carpet lifted before we arrive, and ask staff to put bags, shoes and gym gear up on their desks and to move anything fragile or valuable themselves. That way nobody's belongings get touched, and everyone comes back to a clean carpet and their desk just as they left it.

Are the cleaning products safe for our staff?

Yes. Each product is matched to your carpet, with WoolSafe-approved products on wool and wool blends, and our technicians apply them to the IICRC S100 standard. Everything we put down is rinsed back out during extraction, so your staff come back to a fresh carpet with no sticky film underfoot, and because new dirt has nothing to cling to, it stays clean for longer. If anyone on your team is sensitive to scents, just tell us and we'll leave the fragrance out. Every product has a safety data sheet, and we carry them in the van, so you can read any of them on site.

How often should commercial carpet be steam cleaned?

Our advice is to steam clean commercial carpet at least once a year, and more often where the carpet needs it. How often comes down to a few things:

  • The type of premises: a medical centre, school or restaurant needs more than a quiet office
  • How many people walk across it each day
  • How much sand and grit comes in from the car park and street
  • Whether food and drink are part of the workday
  • The type and colour of the carpet
  • What your lease, carpet warranty or industry rules ask for

Some workplaces have their cleaning schedule set for them. Government buildings, for example, often require some of their carpet to be cleaned every quarter, and we're happy to set up a schedule that meets it.

You don't have to do the whole building at once: cleaning the busiest areas more often and the rest less keeps the carpet looking even and the cost down. At the free site visit we'll walk the floor with you and suggest a schedule that fits.

What if our carpet is past saving?

We'll tell you honestly when we inspect the floor, before you spend anything. Many carpets that look ready for replacement are heavily soiled rather than worn out, and heavy soiling is what our agitation and steam cleaning method is for: we scrub the soil loose first, then extract it.

What cleaning can't fix is damage to the fibres: bleach spots, burns, sun fade and worn-away pile. We'll point that out before you book. If the damage is confined to a few carpet tiles, replacing just those tiles can be enough. If the whole carpet is worn out, we'll tell you that replacing it makes more sense than paying for a clean. Our guide to repair, restore or replace sets out the signs to look for.
