These are the working terms of Commercial Carpet Cleaning Perth, ABN 31 713 404 624 — "we" and "us" everywhere on this page. They cover every quote we give and every job we take on across the Perth metro area, and they apply from the moment you accept a quote or book us in.
They are deliberately written in plain English. Nothing here is designed to catch you out, and nothing here takes away a right the law gives you. If a clause leaves you with a question, call before you book and you will get a straight answer.
Quotes
Every quote is free, given in writing, and carries no obligation to book.
Wherever we can, we price a job after seeing it, not after hearing about it, because the two things that set an honest price — what the carpet is and what state it is in — can only be judged by looking at it. We measure the areas, identify the fibre, note the soiling and the traffic lanes, and recommend a method to match.
The quote you receive covers everything the job needs: labour, equipment, cleaning products and GST. The figure on the quote is the figure on the invoice. If the job we find on the day is materially different from the job we quoted — water has been through the building since we looked, or extra areas have been added — we stop and agree the change with you before any work or any charge happens.
Bookings and scheduling
We work seven days a week and schedule commercial jobs around your trading hours, which for most clients means evenings or weekends. Overnight work in occupied buildings is routine for us, not an exception.
When you book, we agree the date, the arrival window and who will let us in. If your building has its own procedures — a site induction, a lift booking, loading dock rules, an after-hours access protocol — tell us when you book rather than on the day, and we will work to them.
Pricing and GST
Pricing starts from $385, GST included, and moves with the scope of the work.
What moves it is no mystery: the size of the area, the fibre, the condition it has reached, how hard the access is, and whether the work must run outside ordinary hours. All of that is settled in the quote before you commit to anything.
The number we quote is the number you pay — tax included, with no surprise at invoice time. Every completed job is billed with a proper tax invoice your bookkeeper can file as it is.
Access, parking and power
Truck-mounted steam cleaning runs from our vehicle, so the van needs a lawful park close enough for the hoses to reach your entrance — thirty metres is the practical limit. In buildings where that is impossible, say so when booking and we will plan the job around it rather than discover it on the night.
Encapsulation and scrubbing-machine work runs off a standard power outlet. Beyond parking and power, we bring everything the job needs.
Preparing the space
Before we arrive, please clear the areas being cleaned of loose items, cabling, personal belongings and anything fragile or valuable. The less on the floor, the more floor gets cleaned, and the faster the job is finished.
We are happy to move light furniture — chairs, small tables, bins — as part of the job. Heavy, fixed or fragile items such as server racks, filing systems, display cabinets and pianos are best moved by you beforehand or left in place; we clean carefully around whatever stays.
Safety on site
We hold a current national police clearance and can send our safe work method statement before we attend — facility managers who need paperwork for a compliance file only have to ask.
If your building requires an induction, we complete it. If it has hazard or contractor sign-in procedures, we follow them. Your workplace's rules are part of the job, not an obstacle to it.
Drying and re-entry
Carpet cleaned by hot water extraction is usually walkable again within 4 to 8 hours and encapsulation within an hour or two; how long a job takes to dry depends on the fibre, the condition the carpet was in and the method used. We tell you on the day what to expect from yours, because by then we know all three.
Drying is faster with air moving, so leave the air conditioning running or a few windows open where the building allows. Until the carpet is fully dry, take a little care where it meets hard flooring — damp shoe soles on tiles are slipperier than people expect.
Results, and their limits
Professional equipment, the right chemistry and an experienced hand get excellent results on the overwhelming majority of commercial carpet, including carpet its owners had quietly given up on. But honesty about the exceptions is part of the service.
Some marks are damage, not soiling. Bleach spots are dye that has been stripped out of the fibre; sun fade, burns and long-set dye stains are in the same family. Cleaning removes what is sitting in the carpet — it cannot put colour back into fibre that has lost it. Where we believe a mark will survive the clean, we say so before we start, not after you have paid.
Our guarantee
If anything isn't right after your clean, tell us within 14 days of the cleaning date and we'll come back and set it right, at no extra charge.
That is the whole guarantee, and it means what it says: a return visit, not an argument. Ring or email inside that window, tell us what isn't right, and we'll book the return visit at a time that suits you and treat it with the same care as the original job. It covers the quality of our work; it doesn't cover marks we told you at the quote may be permanent, or new soiling that has arrived since we left. It is in addition to your rights under the Australian Consumer Law.
It covers the quality of the cleaning. It does not cover marks we told you beforehand were likely permanent, and it does not cover new soiling that has arrived since we left — a fresh coffee spill the following week is a new job, not a warranty claim.
Cancellations and changes
Cancel or move a job free with at least 24 hours' notice. Inside that window, a cancellation fee of $275 including GST applies.
Plans change in commercial buildings — tenancies shift, fit-outs run late, access falls through — and we would always rather move a job than lose one. A call or an email is all a change takes.
The fee exists because a late cancellation is a night of work that cannot be re-filled. It is the only fee of its kind we charge, and giving us notice makes it disappear entirely.
If we are ever the ones who have to move a job — equipment failure, an emergency on another site — we tell you as soon as we know, reschedule at a time that suits you, and your quoted price does not change.
Payment
Payment terms are confirmed when you book, so nothing about the invoice is a surprise when it arrives. Clients on scheduled maintenance programs are invoiced on the terms agreed for the program.
If anything on an invoice looks wrong, call before the due date and we will sort it immediately — a two-minute conversation beats a month of polite emails.
Insurance, damage and claims
Every job runs under full insurance cover — and if anything goes wrong, you deal with us directly, not a claims line.
Our public and products liability policy runs to $20 million and extends to goods in our care up to $250,000. A current certificate of currency is available on request, and procurement teams, landlords and facility managers are welcome to ask for it before we set foot on site. We also hold workers compensation insurance for our employees, and its certificate of currency can be requested in the same way.
If you believe something was damaged during a job, tell us as soon as you find it. We will come and look, and if the fault is ours we will put it right — repair, replacement or the insurer, whichever the damage calls for. That is what the cover is for.
Photographs of our work
We photograph carpet and upholstery before and after cleaning on most jobs. The photographs record the condition of the work for both of us, and the best of them may appear on this website or in quotes to show the standard of the work.
No frame ever shows a person, a document, a screen or anything that would let a viewer work out whose premises they are looking at. And the whole practice is optional: veto it when you book and the camera stays in the van.
Your rights under consumer law
Our services come with guarantees under the Australian Consumer Law that cannot be excluded, and nothing on this page tries to. If we fail to meet one of those guarantees, you are entitled to the remedies the law provides.
Where the law permits a service business to limit its liability, ours is limited to supplying the service again, or paying the cost of having it supplied again — which is how we would want to fix a problem anyway.
Changes to these terms
The version on this page, with the effective date beside it, is always the current one. Your job runs on the terms that were current when you booked it — a change made afterwards is never applied backwards to a quote you had already accepted.
Governing law
These terms are governed by the law of Western Australia. If a disagreement ever went beyond what a phone call and a site visit could fix, the courts of Western Australia would decide it.
