Commercial Carpet Cleaning
Every carpeted room in a vacated office or shop, cleaned to the IICRC S100 standard before the handback inspection.
Commercial carpet cleaning →
Handback day puts an agent in every carpeted room, from a vacated office, shop or clinic to a rental home where the bond depends on the final inspection. Businesses, landlords and property managers book that clean with us for the days after the movers and strip-out trades leave, once our no-charge inspection has put a written price on the tenancy.

Your lease is ending, the movers have been and the strip-out has left dust across the floor. Soon the landlord's agent will inspect the tenancy before the keys go back.
Carpet covers most of the floor the agent looks at, so it is hard to miss. Chair marks, spills or a dark path to the kitchen can delay the handback or come back to you as a cleaning charge under the make-good clause.
Nobody from your business needs to stay behind. Our own staff, each with a National Police Clearance, hold the keys and work through the empty tenancy, with nobody subcontracted. Each carpeted room is cleaned to the IICRC S100 standard.
Our guarantee goes with every tenancy we clean. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
If the landlord's agent questions the clean, the answer is a published standard, IICRC S100. It fixes the order of work, with loose soil vacuumed out dry first, a pre-spray given time to dwell and only then the rinse and extraction. Alongside it we work to AS/NZS 3733:2018, the standard for carpet cleaning maintenance. Our certificate is shown on the About page. The IICRC Global Locator shows the firm to any agent who checks.
Booked once the movers have gone, the clean has the tenancy to itself. No footprints cross the damp pile, so the carpet goes into the inspection clean and dry.
Inspection, measuring and the written price all come from Zoran, the owner. The same person stands behind the result at handback.
Price the clean before you move
Your tenancy can be measured while the furniture is still in place. The written price follows, free and with no obligation.

Every commercial lease ends with a handback. Each kind of premises wears its carpet differently. We know where each one soils and clean it for whoever is responsible for the make-good.
Most offices combine open-plan floors, private offices, meeting rooms and a reception, usually laid with carpet tiles. Soil builds up under each desk and along the routes to the kitchen. We scrub those zones before the rinse, so the tiles finish one shade from wall to wall.
A shop's carpet takes customers from the street door to the counter and the fitting rooms. Once the fixtures are out, the old layout often shows as a pattern of clean and soiled patches. The clean evens out that pattern across the open floor, at the hours the centre management allows.
Clinics usually carpet the waiting room, reception and consulting rooms, while treatment rooms are vinyl. Waiting room chairs and the front desk leave soiled patches and spills. We clean the carpeted rooms and remove the soil and organic matter that years of patients carry in.
Showrooms often carpet the sales offices, client lounges and display areas, with hard floors elsewhere. Display stands and stock leave dust and soil where they stood. We clean the carpeted areas once the displays have been taken away.
A warehouse's front office takes grease, oil and dust off every boot that walks in from the floor. A degreasing pre-spray goes on first, then machine agitation loosens that workshop grime before the extraction.
Send us the date with your enquiry
Let us know when the inspection is booked. We arrange the site visit around it and schedule the clean ahead of that date.
Every year of the lease is in the carpet when the agent walks through. We match a spotter to each mark's chemistry before the main clean. Most marks lift. Bleach spots and burns are permanent, so we point those out before you book.
Taking out partitions, cabling and fittings leaves plaster dust and grit over the carpet. Plaster turns to paste in water, so the floor is vacuumed thoroughly first, a step the trade calls dry soil removal. Only then does the pre-spray go on. The rinse carries away the fine dust still in the pile.
Desk chairs grind soil into the same patch of carpet every working day, until a dark circle shows under each desk. Agitation works that compacted soil loose. Hot water extraction then draws it out of the tiles.
Toner is a fine dry powder of plastic and pigment. Water smears it across the fibre, so we vacuum it out dry first. A solvent spotter takes what remains before the rinse.
Gaffer tape over cables, signage adhesive and the glue from floor markings stay tacky and hold soil. A dry solvent spotter softens the adhesive so it can be worked out of the fibre without fraying the pile.
Coffee, tea, milk and food get spilt on the route from the kitchen to the desks. Tannin and dye stains take a tannin spotter. Milk and food leave protein and grease, which need spotters of their own.
Call us before you try to fix it
Press folded paper towel onto a fresh spill to soak it up. Scrubbing spreads it. Household stain removers and bleach can strip the dye from carpet, turning a stain we could lift into a permanent mark before your inspection.

A vacated tenancy has one advantage. Nobody needs the floor while it dries, so the method follows the soil in the carpet alone. Hot water extraction, known to most clients as steam cleaning, flushes a long lease's heavy soil and mixed stains out of the pile. Drying then takes 4 to 8 hours. Fibre type, how soiled it was and the airflow through the empty rooms set the exact time. Encapsulation suits carpet with light soil, such as a meeting room that saw little use. Its detergent hardens into crystals that hold the soil, the vacuum lifts both out and people can use the room in an hour or two. Kitchen routes and desk zones packed hard by castors get machine agitation first. The written quote recommends a method once we have seen the tenancy.
Foot traffic over a lease leaves an oily film on the fibre, which the pre-spray breaks down. The wand sends hot water right through the pile and pulls it straight out again, loosened soil and all. A floor that carried years of staff traffic needs that depth.
A boardroom or meeting room with little traffic holds only light soil, close to the tips. Our scrubbing machine spreads an encapsulating detergent through those tips. Once dry, the detergent is brittle and holds the soil, which the vacuum then removes.
Feet and chair castors pack soil hard into entries, kitchen routes and the carpet under each desk. We agitate the pre-spray through it with our scrubbing machine until it loosens, then hot water extraction carries it out.

Office towers and shopping centres often ask for a contractor's documents before anyone works in a vacated tenancy. Ours go out with the quote, so building access can be approved before the cleaning day.
Building management sees $20M of public and products liability on our certificate of currency. Goods in our care are insured separately to $250,000. Workers compensation insurance protects our team. Copies go to the building manager whenever they ask.
Anyone we send into your tenancy holds a National Police Clearance. We never subcontract, so the people on your access list are the technicians who turn up.
Leads and hoses run through an emptied tenancy, wet floors, our chemistry and each machine are covered by one general statement, which goes out with our insurance documents whenever a building manager asks.
Building security or management may check the safety data sheets we carry for each product on the cleaning day.
Towers and centres often require a contractor induction and a sign-in at security. We complete any induction before the first visit and follow the building's rules on noisy work and loading dock use.
Access paperwork with your quote
Pass on the building manager's requirements with your enquiry. Our certificates of currency, police clearances and Safe Work Method Statement are sent along with the written quote.
We start once the movers and the make-good trades have left each area, so nobody walks on the carpet as it dries.
Keys, access cards and alarm codes come from you, your agent or building management. We call before the visit to confirm the time. Any keys we hold go back to you on the following working day.
We clean after the strip-out and the other trades, close enough to the inspection that the carpet is fresh, with time left for it to dry. We work every day of the week, public holidays included.
A street-level tenancy is usually close enough for the hose from the truck-mounted unit in our van. Higher up, portable machines travel in the goods lift. No hose is ever laid through a lift car or up a stairwell.
Air movers go in where a room has to be ready sooner. Before we leave we check every room, switch off the lights, lock up and set the alarm.
When you rent a home in WA, the carpet has to go back in a similar condition to when you moved in, checked against the property condition report, with fair wear and tear allowed. If it is left dirty, the cost of a carpet clean can be claimed from your bond. Where your lease allowed a pet, it can also require a professional carpet clean when you move out. For a rental home, ring 0460 815 038 and Zoran will estimate the cost with you over the phone, free of charge.
A commercial lease usually contains a make-good clause. It asks the tenant to return the premises in the condition they were let in, fair wear and tear excepted. Many clauses name professional carpet cleaning outright. Read yours before you book, because it decides what the landlord expects to see.
Cleaning removes soil and stains. Worn-through pile, frayed edges and sun fading are wear, which no clean reverses. We point out which is which when we inspect, so your conversation with the landlord starts from facts.
Some clauses ask for the carpet to be steam cleaned. Where yours does, hot water extraction is the method we use, so the clean matches the wording of your lease.
Our tax invoice records the clean of your premises. Keep it with the rest of your handback papers in case the landlord asks.
The outgoing tenant usually arranges the clean. A landlord or property manager can engage us instead. The quote then goes out in their name.
Bring the lease to the inspection
Have the make-good clause on hand when we visit. We look at the carpet against it with you and price what the clause asks for.

A building company handling the make-good on a Perth office floor asked us to clean its carpet ahead of the incoming tenant's arrival. Zoran inspected the floor and measured 880 square metres of carpet tiles in decent condition, with stains scattered across it.
The quote set out a thorough vacuum before the clean and allowed one full day for the work. Given the type of stains and the fibre, most of them were expected to come out. The company booked us again for the rest of that handback and for more of its properties.

Give us the address and the handback date. We inspect, measure and quote before any day is booked.
The whole tenancy is cleaned before handback, whichever party holds the make-good. Choose your role to see how the clean works for you.

The quote covers every carpeted part of the premises, from the entry and reception to open-plan floors, offices, meeting rooms, corridors and the breakout area. Nothing is left over for a second visit.
Tiled kitchens, entries and bathrooms can be cleaned in the same booking, on the same quote.

As the outgoing tenant, you usually carry the make-good. Book the inspection as soon as you know your move date.
We clean after the movers have finished and close to the handback inspection, so the carpet is at its best when the landlord's agent walks through.

When a tenant leaves without finishing the make-good, or you want the premises fresh for the next lease, we clean for you directly.
The quote and the invoice are addressed to you or your company.

Commercial property managers can book us for vacant tenancies across a portfolio. Access is arranged with your office. Keys we collect are returned to your office the next working day.
Each tenancy is quoted separately, ready for the owner's approval.
Choosing who cleans before a handback is easier with other clients' words in front of you, quoted in full from Google under their own names. The rest, with star ratings, are on our Google Business Profile.

★★★★★
An exceptional service! I didn't know carpet cleaning could be done so professionally, and Zoran's knowledge of the correct chemical combinations to remove stains from various fibres/fabrics was quite surprising. No chit-chat, no problems, just the relevant questions and explanations. I would recommend Zoran's services to anyone. Thank you.

Just had my carpets cleaned by Zoran who has done an amazing job. He is so professional and polite I would highly recommend Zoran
Zoran prices your tenancy on site with you, your agent or the building manager. Each room is measured by laser, with its soil, stains and access checked as we go. Six things move the one figure you receive in writing.
We price the carpeted area in square metres, from a single suite to a whole floor. Every room is on the quote, so the full scope is clear before you book.
A floor cleaned during the lease needs fewer passes than walkways holding years of compacted soil.
Toner, tape, spills and plaster dust each take spotting or vacuuming time. Every mark seen at the inspection is allowed for in the price.
Setting up outside a street-level shop is quick. An upper floor with a goods lift, a loading dock booking or no parking nearby takes longer.
Weekend and public holiday work is normal for us. The day and hours you need around the handback are agreed when we quote.
Some boardrooms and executive suites are carpeted in wool. We rinse it cooler with products approved by WoolSafe, which takes longer than a nylon clean, so the fibre is confirmed when we inspect.
A lone small suite is charged our $385 minimum and nothing more. That $385 includes GST and covers getting to you, setting up our equipment and cleaning the opening stretch of carpet. On a whole floor the $385 counts toward the total rather than being added to it. The inspection and quote cost you nothing. The written price stays the same unless you change what is to be cleaned.
A clean carpet helps only if it reaches the inspection that way. Five habits keep it clean between our visit and the handback.
Removal trolleys and boxes dragged over the floor leave soil and scuffs. Booking the clean after the last load has gone means nothing marks the carpet again.
Painters, patchers and electricians finishing the make-good should be done before we clean. Where a trade has to come back, ask them to lay drop sheets along their path.
Make sure the air conditioning stays on through the clean and until the carpet has dried. Moving, conditioned air carries moisture out of the pile and shortens the drying time.
Keep the electricity connected until the clean is finished. Our portable equipment and scrubbing machines run from the tenancy's power outlets.
Leave the entry mats down until the keys are handed over. They catch the sand and grit that agents, trades and prospective tenants walk in.
Wondering which method suits your tenancy? Each method has its own drying time and suits its own kind of soil. See the three methods

If your question isn't answered here, call us. You'll get a straight answer about your carpet and your premises, with no obligation.
It is required whenever your lease asks for it. Make-good clauses often cover the carpet, either as part of leaving the premises clean or by naming professional carpet cleaning outright.
Look for these in your lease.
Where the lease names a method, we follow it.
It takes care of the carpet part of the final inspection. The bond itself is settled between you and your agent or landlord, so we can't promise it back.
In WA the agent checks the carpet against the condition report written when you moved in, allowing for fair wear and tear. Carpet handed back as clean as it was at the start gives no grounds to deduct a cleaning charge. Keep our tax invoice with your moving-out papers as the record of the clean.
Tenants of a rental home can call 0460 815 038 to have the cost worked out free over the phone.
Book it for after the movers and the other make-good trades, a few days before the handback inspection. That order keeps the clean carpet free of trolley marks, plaster dust and paint drips.
Allow for the drying time stated in your quote. A day or two of margin also lets you look over the tenancy yourself before the agent arrives.
Most marks in a tenancy's carpet lift with the right spotter and a thorough rinse. Some fade without disappearing. Others are permanent.
Permanent marks include these.
You get our honest view when we inspect.
Under most make-good clauses the outgoing tenant arranges and pays for it. When a tenant leaves it undone, many leases let the landlord have the work done and recover the cost.
Our quote and invoice go to whoever books the clean, be it the tenant, the landlord or a property manager.
No. We clean an area once the strip-out there has finished. Demolition and fit-out work throws dust across the floor, which would soil a freshly cleaned carpet straight away.
On a tight timeline we can clean the finished areas first and return for the rest, with both visits on the same quote.
Yes. Saturday and Sunday are both days we work, as are public holidays, at the time you choose. Cleaning on the Saturday leaves Sunday for drying ahead of a Monday inspection.
No two tenancies share a price, because each has its own size, soil and access. We price each one at a free inspection. Carpet cleaning starts from $385 including GST, which is our minimum charge.
Above that minimum, the job is charged by the square metre. Your written quote shows the full figure for your tenancy.
Yes. Steam cleaning is the best method for wool, provided the water runs cooler, the products carry WoolSafe approval and as much moisture as possible is recovered. Zoran personally holds the WoolSafe Approved Fibre Care Specialist qualification.
Alkaline cleaning agents can cause cellulosic browning in wool, a permanent brown discolouration. That is why the choice of product matters on a wool floor.
Yes. Fabric and vinyl office chairs, lounges and reception seating are cleaned on site, with a price for each piece. Fabric needs 3 to 8 hours to dry, so we clean it on the same visit as the carpet where the timing allows.
Call us on 0460 815 038 within 14 days of the clean. If anything about our work is not right, we come back and fix it at no extra charge.
Wear such as worn or faded pile is beyond what any clean can change. That is why we point it out at the inspection, before you book.
Vacated CBD office floors, West Perth suites, suburban shopping strips, business parks and warehouse offices all fall within the area we cover. It reaches Joondalup in the north and Fremantle in the south, with Midland on its eastern edge. Each suburb page below has the detail for that part of the city.
Your handback date sets how soon we need to inspect, so put it in the form with the tenancy's address and the rooms to be cleaned. Zoran arranges a time to inspect with your team or agent, then sends the written price, with nothing booked until you accept it. Tenants short on time before handback can ring 0460 815 038 instead.
Your handback inspection opens on clean, dry carpet in every room. We clean after the last trade leaves and lock up once the floor is drying. To book, use the enquiry form above, or phone 0460 815 038 and ask for Zoran.
