Commercial Carpet Cleaning
Classrooms, corridors, offices and halls for a single school or a whole campus, cleaned in the time your calendar allows.
Commercial carpet cleaning →
Primary and high schools, private colleges, TAFE campuses, universities and student accommodation start each term on clean classroom, library and hall carpet. We fit the work into your holidays, development days or the hours after the last class, once your school has been inspected and priced at no charge.

School carpet takes more traffic, more sitting and more spills than any other surface in the building. Children sit on it for reading and mat time, a whole class crosses it every lesson and drinks, glue and food work into the pile as each term goes on.
Recarpeting a block is a capital works cost. A thorough clean takes out the stains, restores the colour and keeps the carpet you already own in service for more years.
Your front office will want the name of everyone who comes through the gate. With us it is only our own technicians, each holding a National Police Clearance. We never send a subcontractor. Our school carpet cleaning follows the IICRC S100 standard and fits the times your calendar allows, with every room dry before the students return.
Our work comes with a simple promise. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Every classroom we clean is done to IICRC S100, which lays down the pre-vacuum, the pre-spray's dwell time, the rinse and the extraction. A business manager checking a contractor can hold us to it. Our work in your classrooms also meets AS/NZS 3733:2018, the joint Australian and New Zealand standard. Our firm shows up when the IICRC Global Locator is searched for Perth. Our About page shows the certificate.
Children sit and lie on classroom carpet, so nothing we put into it may stay there. Whatever we spray on, extraction draws back out with the soil it released. Detergent left in a pile stays tacky and catches fresh soil, which the trade calls rapid re-soiling. A classroom comes back smelling of nothing at all, because we never lay a fragrance over a smell to hide it.
You deal with the business owner from the first call. Zoran walks the blocks with your business manager or facilities team and writes your school's price. The person who quotes your school knows every room in it and answers for the result.
Inspected and priced before the holidays
Choose a day during term and we meet your business manager or caretaker at the front office, look at the carpet in each block on your list and write up one price for the lot. You pay nothing for the visit and nothing commits you to book.

A kindergarten room and a university library keep very different calendars. We clean for both across Perth, to the same IICRC standard, booked around the way each one's year runs.
We clean for public, Catholic and independent primary schools across Perth, from the classrooms and the library to the hall and the admin office. Most of the primary schools we clean book us again the following year.
Senior high schools and secondary colleges carry carpet through year-group blocks, libraries, student services, staff areas and performing arts rooms. Students change rooms every lesson, so the corridors, stairs and doorways take the heaviest wear. Those are the areas we give the most work, so they come back to match the rooms they lead into.
Independent K to 12 colleges run junior, middle and senior schools on one campus, often with a chapel, a performing arts centre and function rooms. We clean every carpeted building on a college campus, from the junior school to the chapel. Private tertiary colleges teach for most of the year, so their rooms are cleaned on weekends or between study periods.
TAFE classrooms, libraries and student services areas take a full timetable of adult students. Classrooms next to the trade workshops collect grease, oil and metal fines from work boots. Those rooms get a degreasing pre-spray before anything else, which breaks the oil's hold on the fibre so it rinses out cleanly instead of spreading.
Lecture theatres, libraries, tutorial rooms, academic offices and student hubs carry thousands of people a day. We work with campus facilities teams on anything from a single lecture theatre to a whole building, to one standard on every floor.
Registered training organisations and corporate training centres run courses back to back in the same rooms, with coffee and lunch at the tables. We clean between courses or over a weekend, so the next group starts on clean carpet.
Early learning centres on school campuses, kindergartens and long day care centres need the most careful clean of all, because children crawl, sit and play on the carpet. We clean these rooms while the centre is closed, with the rugs and play mats done alongside. Stand-alone centres have their own page on childcare carpet cleaning.
Halls of residence, university colleges, purpose-built student housing and school boarding houses have carpet in bedrooms, corridors, study rooms and common rooms. We clean them at the changeover, after one group of residents moves out and before the next moves in, so every room is ready for the new intake.
One quote covering every site
Junior and senior campuses of one college, a TAFE spread over several sites or a group of schools under one business manager can have every building priced together. Each site is then approved and booked when it suits you.
Every term leaves marks on classroom carpet. The longer they sit, the harder they set. Gum, glue and paint each need their own spotting agent, applied before the whole room is cleaned. Before any work is booked, we tell you which classroom marks should lift and which are permanent.
Fresh gum is chilled until it turns brittle and is then cracked out of the tufts. Old gum pressed flat under desks and seats is softened with a gel gum remover, eased out in pieces and rinsed so no remover is left in the fibre. Old gum also gathers a ring of soil around its edge, which comes away with the clean.
PVA is water based, so glue that has set softens under a warm rinse and is worked loose. Hot glue and superglue set hard around the tufts. We soften them with a solvent made for that adhesive and ease out what lets go. Fibre tips that the glue has fused stay rough after the clean.
Poster and powder paints dissolve in water, so the rinse flushes them away. Acrylic paint turns into a plastic film once it cures, so a paint remover softens it and each clean lightens what remains. Glitter is made of plastic flakes that a vacuum leaves behind. Extraction recovers most of what the vacuum misses.
Washable textas carry a water-based dye that the rinse carries away. Whiteboard and permanent markers carry their dye in an alcohol solvent, so we blot them from the edge inward with a solvent spotter to keep the mark from spreading. Pen marks under a desk are lifted with the same spotter. Permanent marker can leave a shadow in nylon, so report it the day it happens.
Blu Tack leaves an oily smear and tape leaves its adhesive behind. A solvent spotter dissolves both before the spot is blotted and rinsed. Carpet beside a sunny window may also have faded. Sun fade is lost dye rather than soil, so no clean can bring it back.
Keep wet paint damp and ring us
Scrape wet paint or glue up with a blunt knife from the edge in, then lay damp paper towel over what is left until we arrive. Acrylic paint and glue harden as they set, so keep heaters and hair dryers away from them. Rubbing spreads a mark, so blot it and leave the rest to us. A fresh mark is the easiest one to remove.

Holidays and development days give us the empty rooms. What the carpet holds fixes the method. Hot water extraction, which most schools know as carpet steam cleaning, is our thorough clean for heavier soil and mixed stains. A steam-cleaned classroom needs 4 to 8 hours behind closed doors to dry. The fibre, how heavily it was soiled and the humidity inside the block decide the exact time. Lightly soiled carpet is a job for encapsulation. Its detergent dries to crystals around the soil in the upper pile, the vacuum lifts them out and a classroom can take its students in an hour or two. A walkway with compacted soil is machine scrubbed ahead of its steam clean. We look at the carpet, ask when each room is needed back and then recommend the method that suits it.
The summer holidays are the one break long enough to clean every carpeted room on the site, so it is the break most of our schools choose for a whole-school clean. Each block is finished well before the staff come back, with time to spare for the carpet to dry and air.
Schools that want a set week in January usually book it during Term 3.
Two weeks gives time for the areas that should not wait until summer, such as the early years block, the library or a hall after a term of assemblies. We clean them early in the break, so every room is dry and aired well before the first day back.
On a school development day the students stay home while the staff work on site. A block, the hall or the library that nobody needs that day can be steam cleaned in the morning and left to dry for the rest of the day. Weekends work the same way.
A spill, a smell or an admin office that needs attention mid-term can be cleaned on a weeknight once the students have gone home. Lightly soiled carpet is cleaned by encapsulation and is in use again the next morning. A room that needs a steam clean is booked for a Friday so the carpet has the weekend to dry.
University campuses empty out for the mid-year break and for the long summer break between the November exams and the February start. Those weeks suit the lecture theatres, tutorial rooms and libraries that are busy through semester. TAFE term breaks fall in the school holidays, so TAFE campuses follow the school pattern.

No contractor walks onto school grounds until your front office has their names and documents on file. Every document your contractor file asks for is ready before you book, so approval never holds up the clean.
With the booking, your office receives a copy of the National Police Clearance for every technician coming to the school. We never subcontract, so the names your front office signs in match the clearances on file.
Under Department of Education guidance, a Working with Children Check is not required for a contractor who works without any contact with students, as we do while the students are away. Where your school's own policy asks for one, or students will be on the grounds while we work, we provide it.
Your finance office or procurement team can have our certificates of currency whenever it asks. They show $20M public and products liability insurance, workers compensation insurance for our team and cover of $250,000 for your property in our care.
Wet carpet, machines, cleaning chemistry and every hose and lead laid across a doorway are the hazards this one statement addresses for all our work. It goes to your business manager with the quote, or at any time on request. Every technician follows it in every block.
Our vans hold safety data sheets covering each cleaning product used on school grounds, ready for your caretaker or any staff member to read while we are there.
Our technicians sign the front office register as your school requires, after your contractor induction has been completed. Supplier forms for a university or TAFE procurement team are filled in ahead of time, so a purchase order can be raised without delay.
Paperwork ahead of the booking
Whatever your front office or procurement team asks for reaches you before the booking is confirmed. That means the insurance certificates, our Safe Work Method Statement and a copy of every police clearance, with a Working with Children Check added if your school asks for one.
In the school holidays every trade wants the same empty buildings, from painters and electricians to IT contractors and the grounds crew. We ask for one thing, a block to ourselves on the day we clean it. If a room is to be painted as well as cleaned during the break, the painters go first, so their drop sheets and ladders are out of the way before we arrive. Nobody walks across wet carpet and nobody works above it.
You decide which block we start with and which follows. Your office knows at all times which building we are in. On a large campus we finish each building before opening the next, which lets the other trades plan their week around ours.
Before the break we collect the gate and alarm codes, swipe cards and keys from your office. We phone ahead of each visit to confirm the day. On the way out we lock the doors and set the alarm. The keys reach your office again on the following working day.
We agree with you before the holidays who will move the desks and chairs. Anything we move goes back to where it stood once the carpet beneath it is clean. Wall displays, pinboards and the things set out for next term are left exactly as we found them.
Our van pulls up beside the building and the hose enters through the closest outside door, never along a corridor someone is using. Upstairs classrooms get portable machines, which we take up in the lift. Every room gets a final check under the lights before we close its doors.
One Perth primary school books us for every set of school holidays. Over summer we clean the whole school, every classroom included, with the library, the staffroom and the admin office. In each of the three shorter breaks we return for whichever rooms the school chooses, from one classroom to a full block.
The school decides what is cleaned each time, so its spend goes where the carpet needs it. No room goes a full year between cleans, which keeps every visit a maintenance clean rather than a recovery job. The cost is spread across four invoices through the year instead of one.
A Perth primary school, carpeted in every block
Four, one in each holiday break
The whole site over summer, its own choice of rooms in the other breaks
Every term opens on clean carpet
Next holidays, your choice of rooms
Name the rooms and the break and we clean them. Whether we return in the holidays after that is always your decision.

Classroom carpet carries a whole class every lesson, so it gets the most work of any room on a campus, starting with a pre-spray on the busiest paths. Libraries, offices, corridors, halls and labs follow in the tabs.

Classroom soil gathers along the walk from the door to the mat area and settles under the desks. We pre-treat those areas first and give them the most work, then clean the rest of the room to match, so the whole floor finishes one even colour, from the door to the far wall.
Kindy and pre-primary rooms are lived in at floor level, so they get our most thorough rinse and extraction. Their reading rugs and floor cushions are cleaned at the same time.

Children sit on the carpet in a school library's reading corner, so it soils much faster than the aisles between the shelves. We clean up to the base of the shelving and under the loose seating without a book being moved. Every term we clean the reading rugs for one Perth primary school.
University libraries stay open long hours through semester. We clean them in closed-off sections behind signs and barriers while the library stays open around us, or in one run when it closes between semesters. The entrance and the stairs carry the most traffic, so they come first.

The admin office is the first carpet every parent and visitor stands on. The path to the counter takes the most traffic, so it is scrubbed before the clean to match the carpet behind the desks. Meeting rooms and principals' offices are cleaned around the furniture, with the cabling left as it is.
Staffroom carpet takes a whole term of tea, coffee and milk spills. The smell comes from the milk souring in the carpet's backing, which is why it comes back on warm afternoons and why a deodoriser never fixes it. Each spill site is treated, then the room is extracted with hot water and rinsed until the smell leaves with the soil.

Everyone in a building walks its corridors, so the centre of a hallway soils long before its edges. We break up the compacted soil in those traffic areas by scrubbing a pre-spray into it, then extract it, so the walkway comes back to the colour of the carpet along the walls.
Each tread and riser of a carpeted staircase is cleaned with a hand tool, with the most attention on the front edges, where wear shows first. Entrance carpet inside the main doors is pre-treated hardest, because it takes the first steps of everyone who arrives.

A carpeted hall seats the whole school for assemblies, performances and presentation nights, so we clean it in one continuous run, stage to doors. Music and drama rooms are used sitting on the floor, often barefoot, so they get the same thorough rinse as the early years rooms.
In a lecture theatre the gum is lifted from the carpet under the seats first. A hand tool then cleans between the fixed rows and down every aisle step. If the seats are upholstered in fabric, they can be cleaned in the same visit.

In a computer lab we work around the fixed benches and leave the cabling under them undisturbed. Where the carpet is lightly soiled we use encapsulation, which keeps moisture well away from the power and data outlets in the floor.
Tutorial and training rooms change groups through the day, so their carpet soils fastest at the doorway and around the tables. Food and drink spots are treated for their stain type first. Sugar left in the pile keeps drawing in soil, so the rinse has to take all of it out.

Zoran did a magical job on my carpets. I was thrilled they came up as well as they did. I thought I was up for replacing them. I give him a ten out of ten.
★★★★★
We haven’t had our carpets cleaned for more than a 10 yrs and Zoran did amazing job 🌟🌟🌟🌟🌟 Carpets looks as new and perfect. Highly recommend his services. Many thanks
★★★★★
Zoran is a master at his profession. 2nd to none. I rang a few others before contacting CCCP and all of them wanted well in excess of $500 to do the job. Zoran gave me a quote which I found to be very reasonable and so I booked him in. He knew everything about stain removal and answered every questions I had. The job was completed in a timely manner and he even worked along side another contractor that was there for another job. I am 100% satisfied with the work from Zoran. Highly recommended.
★★★★★
Zoran was really accomodating with timing, and did an exception job on our carpets before we moved in. He was so friendly and I would highly recommend his services.

Just had my carpets cleaned by Zoran who has done an amazing job. He is so professional and polite I would highly recommend Zoran
Your business manager, the manager corporate services or the facilities manager walks the blocks with us at a free site inspection. Each classroom, corridor and hall is laser measured, the carpet and its marks are assessed and the timing is agreed before one written price reaches you. Six things set the figure.
Classrooms, the library, offices, the hall and corridors each get a figure of their own. Approve the lot at once or spread the work across the year's breaks. Nothing is committed until you say yes.
Months of compacted soil in a corridor walkway has to be machine scrubbed before the rinse. Daily vacuuming through term keeps that work far smaller. The price follows the work your carpet needs.
A classroom with gum under the desks and hardened paint around the art area needs more spotting than an admin office. The price includes every mark we find at the inspection.
A whole holiday with an empty site is the simplest job to price. Fitting the work into one day, several evenings or a library in sections means more set-ups. The time available can also change the method, so your quote names both.
For upstairs classrooms our portable machines go up in the lift, a slower set-up than the van's hose gives on the ground floor. Buildings spread across a large campus add travel between set-ups, which the quote allows for.
Rinsing wool cooler, with products WoolSafe has approved, adds time compared with a nylon classroom. The inspection tells us the fibre and the method follows from it.
The smallest school jobs are billed at our minimum charge. Whichever method we use, that is $385 including GST, which already pays for the drive, unloading and the first portion of the cleaning. A small job therefore costs $385 and nothing more. When the whole school is booked, that $385 is one part of the total, never an addition to it. Inspecting the school and writing your quote are free. Only a change to the scope changes the written price.

What your cleaners, teachers and grounds staff do during term decides how long a holiday clean lasts. These five habits protect the result and lengthen the time before the next one.
School shoes carry sand in from the oval and the playground. A mat inside each outside door, two full steps long and shaken out every day, catches most of it on the way in.
A plain suction head passes over the grit sitting low in the pile. A motorised brush head, pushed slowly along the walkways and across the mat area every day, pulls that grit out while it is still loose, before it wears the fibre down.
Caught in the first days of term, gum takes minutes to remove. Left until the end of term, it spreads and collects soil. A teacher passes a fresh mark to the office, the office calls us and it stays small.
When rain keeps lunch indoors, eating in the undercover area or on a hard floor keeps juice and crumbs off classroom carpet. Campus cafes and hubs with hard floors do the same for the study areas around them.
Teachers can deal with most spills using cold water from a spray bottle and white paper towel. Blot a spill and never rub it. Keep bleach and shop-bought spot removers off classroom carpet, because they take the colour out along with the mark. A bleach spot is permanent.
A classroom that cannot wait for the holidays? After the last class on any weeknight, we clean a single classroom, the staffroom or the admin office. See how a term evening works
With a block to ourselves and our machines already running, we can also clean the reading rugs, staffroom lounges, theatre seats and tiled wet areas. It costs less than booking them separately. Ask for them with your quote and each is priced alongside the carpet.

Yes. We advise cleaning every room at least yearly, with more cleans where a room works harder. A classroom or tutorial room cleaned each summer stays in good condition. The early years rooms, the library's reading area, the admin office and student hubs see more traffic, food and floor sitting, so an extra clean in one of the shorter breaks pays off there.
The right number of visits depends on foot traffic, the soil walked in from outside, food eaten indoors, the carpet's colour and the vacuuming it gets during term. A warranty or your own policy may also set an interval. You choose how many visits to book. Our frequency guide covers how often each kind of commercial carpet needs a clean.
Tired classroom carpet is usually soiled rather than worn out, so a clean comes first. A thorough clean with a machine scrub along the walkways restores much of its colour, for a fraction of what new carpet costs.
Cleaning cannot put back fibre that has gone. Walkways worn down to the backing, bleach spots and carpet faded by the sun beside a window will stay as they are. We name those before you commit to anything, so you never pay to clean carpet that has reached the end of its life. If a block is already set for new carpet next summer, we will say a clean is not worth the money.
Yes, provided the block is empty and stays empty until its carpet is dry. We work only inside the block you give us, with its doors shut. No student enters a room we are cleaning or walks across wet carpet.
Schools use this for areas that will not keep until the holidays, such as a year-group block while those students are on camp, or a library closed for stocktake. A steam-cleaned block needs most of the day to dry, so we take it in the morning and you have it back the following day.
Yes. Done with care, hot water extraction is the best clean for wool. It means a cooler rinse than nylon takes, WoolSafe-approved products at a pH wool tolerates and strong water recovery, so the backing never stays wet. A wet jute backing is the cause of cellulosic browning, a brown stain that wicks up through wool pile as it dries and can be permanent.
Wool on any campus is cleaned under the care of Zoran, a WoolSafe Approved Fibre Care Specialist.
Yes. Most commercial carpet warranties depend on it. Manufacturers make their wear warranties conditional on maintenance, typically hot water extraction by a trained professional at a stated interval, proven by invoices. Cleaning by an IICRC Certified Firm to the S100 standard meets that condition. Keep our invoice as your record.
Send us the warranty if you have it on file. Some ask for a clean every twelve months and some for more frequent cleaning in heavy traffic areas.
Usually. In almost every case the smell lives in the carpet. A transportable closed up over summer is holding a term of crumbs, spilt drinks and damp sports gear in its pile, which sours in the heat. Hot water extraction takes the source out with the soil while the room airs as it dries. A deodoriser only covers the smell for a while.
If the smell is still there once the carpet is dry, it is coming from below, usually moisture rising through the floor or a leak at a wall. When the smell points that way we check with a moisture meter, so you know which problem you have before paying for a second clean.
Yes. Clay, plaster and chalk dust are dry mineral soils, so we vacuum the room slowly before anything wet goes down. Wet clay smears through the fibre and sets hard. Charcoal and soft pastel are loose pigment, removed dry first and then extracted, never rubbed. Oil pastels and printing colours carry an oil binder, so those spots get a solvent spotter ahead of the clean.
Pigment worn into cut pile over many years fades with each clean but seldom disappears. Put the art room on your summer list every year, because pigment taken out in January cannot be tracked through the rest of the block.
Begin with the early years rooms, then the library, then the admin office. Kindy and pre-primary carpet gathers the most paint, food and soil because the children work on the floor. Students read sitting on the library carpet. Every visitor sees the admin office carpet first. On a campus the same reasoning puts the library entrance, the student hub and the busiest lecture theatre at the top of the list.
Each area carries its own price, which lets you approve those rooms for one break and the rest for another. Splitting the work costs you nothing in quality.
Yes. We never lift carpet tiles, since lifting breaks the adhesive bond and a lifted tile seldom lies flat again. Whether they are in a computer lab, an office or a classroom, tiles are cleaned in place through the face of the tile with the moisture under control. Lightly soiled tiles suit encapsulation, which leaves the adhesive underneath dry. If a steam clean is needed, we keep the water to what the backing can take and recover it at once, so the edges stay down.
Your facilities team can swap a tile stained beyond cleaning for a spare, which is one reason schools choose tiles for computer labs. Our guide on carpet tiles and broadloom compares the two.
Scoop up the solids with paper towel and a flat scraper, blot what is left with cold water, keep everyone off the spot and call us. Keep hot water and disinfectant away from it. Heat fixes the protein in the stain and disinfectant can bleach the dye out of the fibre.
We treat it as the protein stain it is, starting with a protein spotter, then extracting and rinsing until the organic matter behind the smell is gone. The carpet dries before the children use the room again. We can come on the first evening after the students leave.
Yes, with the carpet and the floor. A burst pipe or a blocked drain in an empty school can sit unnoticed for days while the water spreads through the carpet and into its backing. Call Zoran the moment it is found. The first job is recovering the standing water with our flood extraction tools. The carpet is then dried where it lies, with air movers and dehumidifiers running while we take moisture readings from the backing and the slab until both are back to normal. That is IICRC S500 practice for carpet and floors where the walls are barely wet.
If the water has soaked higher up the walls, come through a ceiling or sat long enough to become contaminated, the job needs structural drying or a biohazard service. We tell you straight away and steer you to the trade that handles it.
Yes, when it is done properly and the carpet is dry before anyone uses the room. Carpet traps the dust, pollen and skin flakes that settle out of a room's air until feet stir them up again. Hot water extraction removes much of that load from the tips of the pile to its base, along with the soil. Our products suit the fibre and are rinsed out with the soil, with no fragrance left behind.
If a student has a particular sensitivity, mention it when you book and we will talk you through the products before the clean.
Our vans reach school and campus carpet anywhere in the Perth metro area, east as far as Midland, north to Joondalup and south to Fremantle. A one-building kindergarten and a university with dozens of buildings get the same equipment and the same standard of work. Pick your suburb below for the page that covers your area.
The form asks for your school or campus, its carpeted buildings and the break or evenings that suit you. Zoran then arranges to inspect the carpet with your business manager, caretaker or facilities team and confirms the price in writing before a date is booked. Rather discuss it by phone?
