Commercial Carpet Cleaning
Whole practices or single rooms, from one clinic to a building of specialist suites.
Commercial carpet cleaning →
A full appointment book leaves soil, spills and protein stains in waiting room and consulting room carpet, which we lift out for GP clinics, dental surgeries, specialist suites and allied health practices. We clean after your last patient or over a closed weekend, so each room is dry before the next session, once your free practice inspection has set the price.

Patients judge your practice from the waiting room chair, well before the doctor calls their name. They see the carpet at their feet and along the corridor to the consulting room.
A stained or dull floor in those rooms sits badly with the care you give. The pile also holds the soil, spills and organic matter carried in through a full day of appointments, which a vacuum alone leaves behind.
Our medical centre carpet cleaning removes that material and brings the colour back. The people alone in your rooms after hours, near your records and equipment, are our own police-cleared technicians, never subcontractors, working to the IICRC S100 standard.
Your practice also has our guarantee. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Your practice runs on documented procedures. Ours is the IICRC S100 standard, which sets out a professional carpet clean from the first thorough vacuum to the extraction that carries the loosened soil away. Our work meets AS/NZS 3733:2018 as well. To check us, run a Perth search on the IICRC Global Locator.
Your last appointment ends before our work begins, or we come while the practice is shut for the day, so no patient waits beside our equipment. Your session times never move for us.
Zoran inspects your rooms in person, takes every measurement and writes your practice's price. You deal with that same person from the first call to any question after the clean.
Free practice inspection
A lunch break or the end of the day works for the visit. We walk the waiting room, consulting rooms and corridors with you, measure them and follow up with one price in writing. The visit costs your practice nothing.

Most practices keep carpet out of the treatment rooms and lay it where patients wait, check in and talk to the doctor. These are the practices we clean and what each one needs from us.
Prams, walking frames and school shoes cross a GP waiting room from the first booking to the last. We clean that room, the consulting rooms and the corridor between them after the final session.
Treatment rooms in a dental surgery are usually hard floored. The carpet sits in reception, the waiting area and the offices, which we clean along with the waiting room chairs on the same visit.
A specialist suite commonly opens off an entry and corridor it shares with other practices. We clean a single suite for its practice or the common areas for the building owner, with each party quoted for the part it pays for.
Physiotherapy, chiropractic, psychology and podiatry rooms are often carpeted throughout. Treatment tables stay where they stand while we clean around them, with extra spotting where massage oil or gel has dripped.
Collection rooms are usually vinyl. The small waiting area and office beside them are carpeted and see patients arrive all day, so we clean them once the centre has closed.
Theatres and recovery bays have hard floors. Admissions, waiting lounges and offices often have carpet, which we clean after the day's list or when the surgery has a closed day.
Suites and common areas on one night
Each suite and the shared corridors can be cleaned in a single visit. Every practice and the building owner receives its own written price.
Clinical work leaves protein, dye and residue marks that ordinary office spotting does not touch. We identify each one, give it the agent its chemistry calls for and then clean the room. You hear our honest expectation before we begin.
Blood is a protein stain that hot water cooks into the fibre. We work cold with a protein spotter first, add an enzyme where the blood has dried, then rinse the residue out.
Both leave protein and salts in the pile that keep smelling until they are gone. An enzyme spotter breaks them down. Extraction then flushes them out with the odour.
The brown antiseptic used to prepare skin is a dye stain. An iodine spotter or a reducing agent made for carpet clears it. An older mark can leave a faint shadow, which we point out before we treat it.
Chlorine disinfectant splashed from a cleaning trolley strips the dye from nylon. That is colour loss rather than a stain, so no clean can put the colour back.
Gel dripped beside a dispenser dries into a sticky, dull ring that attracts soil. A mild detergent and a rinse lift the residue out of the pile.
Blot first, then phone us
After your staff have followed the practice's spill procedure, blot what remains with plain white towel, working in from the outside and never rubbing. Keep hot water away, since heat sets protein. Keep chlorine away too, since it strips the dye for good. A call on the same day leaves us the most to work with.

In a practice the carpet has to dry inside the hours your rooms are closed, so drying time counts as much as the soil when we choose a method. For heavy soil and old spills we use hot water extraction, the method known as carpet steam cleaning, which rinses the pile to its base. Patients and staff stay off a steam cleaned room until it has dried, a wait of 4 to 8 hours, nearer the top of that range for dense fibre, heavy soil or still air. Light soil suits encapsulation. Its crystals trap the soil near the surface for our vacuum to collect, so the room is usable within an hour or two. Soil packed hard by foot traffic is first scrubbed loose by machine, then rinsed. Zoran recommends a method after seeing the soil in your consulting rooms.
Most soil in a consulting room clings to each fibre in a greasy coating, which our pre-spray loosens. Hot water injected by the wand is drawn back at once with that soil and any spill residue.
This method works in the top part of the pile. Our machine scrubs the detergent through it. Drying turns it brittle with the soil locked inside, ready for our vacuum to lift.
Soil from every patient's shoes is pressed down until a rinse alone cannot reach it. Our machine scrubs the pre-spray into that layer first. Hot water extraction then flushes it out.

Before we hold keys to your rooms, your practice manager can file every document we carry. They come attached to the quote.
Every clean in your practice falls under a $20M public and products liability policy. Separate cover of $250,000 protects practice property in our care. Workers compensation insurance covers our team. Ask and the certificates of currency go straight to your file.
Each technician sent to your practice holds a National Police Clearance. We never hand work to subcontractors, so every clearance you file belongs to someone who actually cleans for you. Desks, files and screens stay as we find them. A Working with Children Check is available where your practice requires one.
One statement, general to all our work, sets out our controls for hoses, electrical leads, damp carpet, products and machines. Ask and it comes with the quote.
Whatever we use in your rooms has a safety data sheet in our van. Anyone from the practice who wants to read one can do so there.
Your practice or building induction comes first. From then on we keep to its sign-in, alarm and access rules.
Documents ready for your register
List the documents your practice keeps on file when you enquire. Certificates of currency, clearances and our Safe Work Method Statement can all travel with your quote.
No patient or staff member shares a room with us. We start once the final appointment is over or on a closed day. Each room we clean stays shut until it is dry.
Your practice manager arranges keys, swipe cards and alarm details with us beforehand. We return any keys on the next working day.
We phone before every booking as a courtesy reminder, confirming when we start and which rooms are on the list.
For a ground floor clinic, the truck-mounted unit stays outside in our van and sends its hose in to your rooms. Practices above ground level get portable equipment, which comes up in the lift with us. A hose is never run into a lift car or a stairwell.
A consulting room needed back early gets air movers to speed its drying. Our last step is a walk through every room to put chairs back, switch off the lights and set the alarm.
Consulting room and waiting room carpet gathers skin cells, soil, spills and the residue of body fluids. A professional clean removes that material from the pile. It does not sterilise the floor, so we never describe it that way.
Hot water extraction flushes soil, dust, spills and the organic matter bacteria feed on out of the pile, then recovers the water with everything it carried.
Disinfecting surfaces, containing a contaminated spill and choosing which rooms need hard floors belong to your infection control procedures. We follow those procedures while we work.
Rooms where procedures happen are usually hard floored so staff can wipe them down. Carpet belongs in waiting rooms, offices and consulting rooms, which is where we work.
Your staff contain and clean the spill under your own procedure first. Whatever remains in the fibre after that is a protein stain for us to remove.
A clean that follows your procedures
Bring your infection control requirements to the inspection. We work to them on the night.

A building of medical suites in Perth booked us to clean about 100 square metres of its carpet along with around 20 waiting room chairs. The carpet was sound, with scattered stains we expected to lift given the fibre and the type of marks.
We cleaned at an agreed time outside consulting hours and did the chairs on the same night. The building booked us again for its carpet and chairs.
Medical suites, Perth
About 100 m² of carpet, around 20 chairs
Sound carpet, scattered stains
The building rebooked carpet and chairs
Carpet and seats on one quote
We look at the waiting room chairs during the same inspection and price them beside the carpet.
The waiting room is the one room every patient uses, so its chair rows and the walk to the counter get the most spotting and agitation. Open a room below to see how we treat the others.

Patients rest their feet in front of the chairs, so soil builds there and on the walk from the entrance to reception. We move the rows of chairs, clean beneath them and set each row back.
Add the fabric or vinyl chairs and we clean them while we are there, at a price per seat.

Wear runs from the doorway to the patient chair and around the castors of the desk chair. Examination couches and fixed equipment stay where they are while we work around them.

Behind the counter, desk chair castors grind soil into the pile and coffee gets spilt. In front of it, every patient stands to check in. Both sides get a pre-spray, then a machine scrub, then the rinse.

Foot traffic keeps to the centre of a practice corridor, which darkens well before the edges. We scrub and rinse that path until it matches the carpet beside it.

Coffee and lunch spills gather around the staff room table and in front of the kitchenette. We clean the offices and meeting rooms on that visit too.
As practice manager, you decide who holds keys to your rooms after hours. These reviews from our Google Business Profile, each signed and rated by its reviewer, show how other clients found us.

A practice budget needs one firm figure before the work is booked. The practice manager walks the rooms with Zoran, free of charge. Each room is measured with a laser, the marks and the access are noted and the drying time is agreed, so the written price fits your rooms. Six things decide it.
You see a figure for each room, so the practice can go ahead with all of them or start where patients wait.
A busy general practice whose entry carpet holds compacted soil needs more agitation than a quiet specialist suite.
Every one of these marks needs spotting before the rinse. Your quote allows for it.
A practice closed for the weekend gives us a longer working window than one that reopens early the next day.
Suites upstairs need portable equipment carried up by lift. A ground floor clinic with our van at the door is set up sooner.
Waiting room chairs are priced per seat if you add them. Wool carpet needs WoolSafe-approved products and a cooler rinse, which takes longer.
A practice of any size starts from one figure, our $385 minimum charge with GST included. That sum includes our travel to your practice, our set-up and the opening portion of the work, so a small suite pays $385 and nothing extra. In a larger practice that $385 is already inside the full price, never an extra on top. Inspection and quote cost the practice nothing. The price in writing stays as it is unless the rooms on the job change.
The front desk sees every spill first. Five habits there and with your contract cleaners matter most.
Patients walk in from the car park with sand and grit on their shoes. A mat that takes two full strides inside the door keeps most of it off the waiting room carpet.
Vacuum the chair rows and the path to reception every day, so grit comes out before patients grind it in.
A hard mat under every consulting room and reception chair keeps castors from crushing the carpet.
Reception staff with cold water and paper towel at hand can blot spills before they soak in. Rubbing only spreads them.
Keep chlorine products to vinyl and benches. One drip on carpet removes its colour for good.
Just the waiting room this time? Book one consulting room or the waiting room for a weeknight on its own. The methods above show how soon it reopens. See the three methods

Have the carpet professionally cleaned at least yearly. A busy GP waiting room usually needs more. These factors set the interval for your practice.
The timing stays your decision. Zoran gives an honest view at the inspection.
No. We work only when your rooms are empty, after the final patient leaves or when the practice is closed. Every room stays shut until it has dried.
It will, provided the method fits the time between sessions. Encapsulated carpet dries quickly. Steam cleaned carpet needs several hours, which is why we book it for an evening ahead of a late start, or a weekend.
We agree the drying plan at the inspection and bring air movers for any room needed early.
Yes. We clean waiting room chairs on site alongside the carpet, with a set price for each seat. Most chairs are cleaned in place. Patients can sit on fabric again after 3 to 8 hours. The material and the room's conditions decide where in that span.
Most small clinics fall within the $385 minimum, which includes GST. Larger practices are priced by the square metre after a free inspection.
The written quote is the price you pay unless you change what is being cleaned.
Usually it is, as long as the pile is sound. A walkway that has turned dark is mostly soil, which agitation and hot water extraction remove.
Carpet that is threadbare, fraying at the doorways or bleached by chlorine will not improve with cleaning. We say so plainly when we see it.
Clear the floor under each desk of paperwork, personal items and bins, then keep a parking bay near the entry free for our van. Moving the chairs and small furniture is our job.
Yes. We book weekend cleans at whatever hour your practice chooses. A weekend suits a clinic that opens early on weekdays, because steam cleaned carpet then has the whole weekend to dry.
Yes. The sooner you ring 0460 815 038, the better the chance of drying the carpet in place. Water from a tap or supply line counts as Category 1, clean water, in the IICRC S500 standard.
We extract the water first with flood extraction tools. Air movers and dehumidifiers then run until the moisture meter reads normal in the carpet and the floor beneath. Water from a drain or toilet belongs in another category. If that job is not ours, you hear so straight away.
Usually, yes. Most carpet odour in a practice comes from old spills, vomit or urine that has soaked below the surface. An enzyme treatment breaks that residue down and extraction removes it.
If the smell comes from a drain, a bin or the air conditioning, the carpet is not the cause. We say so at the inspection rather than sell you a clean that cannot fix it.
Specialist suites in the CBD, GP clinics in Joondalup and dental surgeries in Fremantle or Midland are all places we travel to. Each suburb below has its own page.
The form below takes a minute between patients. Add the practice name, which rooms need us and the evenings or weekend days that suit. Zoran books the inspection with your practice manager and sends the written price before you commit to a date. Rather talk it over? Phone 0460 815 038.
