Commercial Carpet Cleaning
Corridors, lounges, dining rooms and resident rooms across a home or a village, with every area priced.
Commercial carpet cleaning →
Meals, care rounds and visiting hours carry on in residential aged care homes, nursing homes, retirement villages and day centres while we clean, because we close and sign one section at a time. Corridors, lounges and resident rooms come back clean with urine odour removed at its source, priced in writing after Zoran has inspected every wing free of charge.

A care home never closes. Residents eat, rest and welcome visitors in the same rooms every day, so the lounge and corridor carpet carries every meal, every spilt cup of tea and every walking frame.
Families notice that carpet on their first visit. A stained lounge or a corridor that smells shapes what they think of the care. Replacing the carpet across a wing is a capital cost few budgets welcome.
A care home answers to residents and families for every person on its wings. Every technician we send is our own employee with a National Police Clearance. Nobody is subcontracted. Our aged care carpet cleaning meets the IICRC S100 standard. We close one section, clean it and dry it before the next one opens, so residents always keep a dry way to the dining room.
Each visit comes with the same promise. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Each wing we clean gets the full IICRC S100 sequence, from the thorough vacuum and the time the pre-spray is given to work through to rinsing with hot water and extracting the soil. We also follow AS/NZS 3733:2018, written for Australian and New Zealand carpet cleaning. Search for Perth firms in the IICRC Global Locator and ours appears.
A smell that keeps returning in a resident's room is urine that has reached the carpet's backing. Deodorisers mask it for a day or two. We go after the contamination itself, so the odour leaves with its source.
Zoran owns the business and walks your home with the facility manager or maintenance lead, measuring each area before writing the quote. The person who saw your corridors is the one who stands behind the result.
Corridors and lounges inspected free
Together with your facility manager we look over the corridors, lounges and dining rooms, measure them and send a single written price. The inspection costs the home nothing and commits you to nothing.

In a high care nursing home many residents rarely leave their rooms, while an independent living unit stands empty only between one resident and the next. We book each clean around the setting's own meals, care rounds and visits.
A residential aged care home is somebody's home and somebody's workplace at every hour. We clean it in closed sections booked around meals and care rounds, with the lounges, dining rooms, corridors and resident rooms each priced.
Nursing home residents have high care needs and many spend most of the day in their room. We clean a resident's room while they are elsewhere, at an hour the care staff choose. Continence stains get the treatment they need.
Village operators share carpet across the community centre, the library, function rooms and the corridors of apartment buildings. We clean those shared areas for the operator and price each building separately.
Independent living units are refreshed when a resident leaves. The operator books us once the unit is empty, so the carpet is clean, free of odour and dry before the next resident moves in.
Residents living with dementia find their way by familiar furniture and can be unsettled by noise and strangers. We work while they are in another part of the unit with their carers and set every chair back on its spot.
Day centres and respite services do most of their living in activity rooms and lounges. Most close in the evening and at weekends, which gives a steam cleaned floor its full drying time before clients arrive.
Vacated rooms cleaned for the next resident
Ring when a room or a village unit falls vacant and we fit the clean in ahead of the new arrival, with any odour source treated on that visit.
Spills reach care home carpet at every meal and every drinks round. A spotting agent chosen for each mark's chemistry goes on before the general clean of the room. At the inspection we give you an honest expectation. Most marks lift, some lighten and a few are permanent.
Tea and coffee carry tannin, which browns the fibre as it oxidises. Juice and cordial leave sugar that holds fresh soil. We treat tannin with its own spotter, then rinse the sugar away so it stops catching soil.
Thickened drinks and pureed food are made with starch or gum thickeners that dry into a crust on the tufts. Warm water and an enzyme spotter break the starch and the protein down before we rinse the residue away.
Vomit and blood from a skin tear are protein stains. Heat sets protein into the fibre, so cold water and a protein spotter go on first. Only then does the carpet get its hot water clean.
Sugary syrups leave a sticky patch that collects soil around it. The sugar rinses out. Strong colouring can stay in the fibre, which we point out at the inspection.
Wheels and frame feet bring soil in from courtyards, car parks and the vinyl areas, leaving dark tracks at doorways and outside the lifts. We loosen that soil with a pre-spray and a scrubbing machine, then rinse it out.
Fresh marks come out best
Scrape up solids, then press cold, damp kitchen towel onto what remains. Hot water and supermarket spot cleaners set protein and strip colour, so keep them away. Ring us the same day while the mark is fresh.

Corridor and lounge soil sets the method we use. The method then decides how long residents are kept off a section. Hot water extraction, known to most people as carpet steam cleaning, flushes ground-in soil and spills out of the whole depth of the pile. A steam-cleaned corridor stays closed to residents for 4 to 8 hours, a time the fibre, the soil and the weather decide. Encapsulation is meant for carpet whose soil is light. Its detergent dries around the soil as brittle crystals for our vacuum to collect. Residents have the section back in an hour or two. Wheels press grit into the base of the pile, so it is loosened by machine scrubbing before the rinse. Our recommendation for your home comes at the inspection, after we have looked at the carpet itself.
We give the pre-spray time to loosen oily soil from the fibre before the wand goes in. Hot water is driven into the pile, then drawn straight back out with everything it has released. It is the most thorough clean we offer and the one that brings a heavily used floor back.
On lightly soiled carpet the soil sits near the tips of the tufts. We brush a crystallising detergent into that layer with our scrubbing machine. As it dries the detergent turns brittle around the soil, then vacuuming removes the crystals with the soil they hold.
Wheelchairs, walking frames and meal trolleys press grit into the pile where they turn and wait, in front of the lifts. A rotary or cylinder scrubber drives the pre-spray through that packed soil first. The hot water rinse then carries it out.

Your compliance team approves every contractor before they set foot in the home. Our documents are ready before the first visit, so approval never waits on us.
Your furniture and fittings are insured to $250,000 while in our care. Every visit sits within our $20M public and products liability policy. Our team carries workers compensation insurance. The certificates of currency go to your compliance team on request.
A National Police Clearance is held by every technician who comes into your home. We use no subcontractors, so the clearances on your file belong to the people who arrive. Where your policy calls for it, we can provide a Working with Children Check as well.
Signs at wet carpet, safely laid hoses and leads, our chemistry and our machines all come under our general Safe Work Method Statement. You receive it with the quote or on request. Our team works to it on every job.
Every product in our van comes with its safety data sheet, which your nurse in charge or maintenance lead may look through during our visit.
We complete the induction your home sets for contractors before the first clean, in whatever form it takes. After that, reception signs us in on every visit.
Your file, complete before we arrive
Name what your contractor file needs. Our Safe Work Method Statement, the insurance certificates and every technician's clearance arrive with the written price, so you can approve and book at once.
Residents are home at every hour, so the building never empties for us. We clean in sections your care staff agree, signed at both ends and closed to everyone, while another route stays open to the dining room, the lifts and the bathrooms.
We sign in at reception on every visit and follow the infection control precautions your staff set for the day. A wing closed for an outbreak stays untouched until your staff open it again.
A courtesy call comes before every visit, confirming the date and which sections we will close. Any keys, swipe cards or codes we are given are returned to reception the following working day.
Where the van is close enough, the truck-mounted unit does the work from outside and its noise stays outdoors. Higher floors are reached with portable equipment brought up in the lift. A hose is never run through a lift or up a stairwell.
Each section stays closed until the carpet is dry enough to walk on, with air movers where a lounge or corridor has to reopen sooner. Chairs and tables go back where residents expect to find them.
Urine passes through the pile into the backing and spreads wider than the mark on top. Bacteria turn its urea into ammonia. The salts it leaves draw moisture from humid air, which is why a room smells worse on a damp day. A surface clean or a deodoriser never reaches that far down.
A moisture meter shows how far the urine has spread through the backing. It is usually well beyond the stain anyone can see. We treat all of it.
The enzyme goes on across the whole contaminated area and is left to break the urea and the salts down. Cutting that dwell time short is what brings a smell back.
Hot water extraction then flushes the area and draws the solution back up. We repeat the passes until what we recover runs clear.
Urine left for months can remove dye from the fibre. That loss of colour stays after the odour has gone. Where a section has been soaked again and again for years, we say plainly that replacing it is the better spend.
We find the source and treat it
Ring before you buy another deodoriser. We check the room with a moisture meter and send a written price for the treatment.

A Perth community care provider books us again and again for the homes it runs. Our work for it has covered carpet steam cleaning, tile and grout, vinyl floors, upholstery and single stains, with every visit priced on its own.
In one round we cleaned the tiles and grout in twenty of its homes. On other visits the carpet and the tiles of one home were done together, recliners and wingback armchairs were cleaned on site and a single call removed a stain by a kitchen door. Because each visit is priced separately, the provider decides what is cleaned and when.
A community care provider with homes across Perth
Carpet, tiles and grout, vinyl floors and upholstery
Tiles and grout cleaned in twenty homes
Booked again for each new round of work
Start with one home
Pick the home or the areas that need it most and we price those first. You decide how often we come back after that.
Families walk the corridor to a resident's door on every visit, so we pre-treat its handrail side and doorways before we clean the whole length. The other tabs cover resident rooms, dining rooms, lounges and activity rooms.

A resident's room is cleaned while the resident is out of it, at a time the care staff choose. Personal belongings stay where they are. Beds, hoists and other care equipment are moved only by your staff.
A vacated room gets a full restorative clean, ready for whoever moves in next.

Corridor wear follows the handrails, where residents walk with a frame. It also gathers at doorways where wheelchairs and trolleys turn. Those strips are pre-treated and scrubbed first, so the corridor finishes one even colour.
Each length closes while it dries, with a second way to the lift kept open.

Dropped food, thickened drinks and tea land under the tables at every sitting. Marks under the chairs are spotted first, then the room is cleaned at the hours your kitchen and care staff agree.
Chairs are stacked clear for the clean and set back once the carpet is dry.

Lounges carry morning tea, afternoon tea and the heaviest chair traffic in the home. We clean right up to the base of lift chairs and recliners.
The lounge chairs themselves can be cleaned on the same visit, priced per piece.

Activity rooms collect glue, paint, clay and spilt refreshments. Each mark gets its own spotting agent before the whole floor is brought to one even finish.
Tables and craft trolleys are moved for the clean and returned to where your lifestyle staff keep them.

An exceptional service! I didn't know carpet cleaning could be done so professionally, and Zoran's knowledge of the correct chemical combinations to remove stains from various fibres/fabrics was quite surprising. No chit-chat, no problems, just the relevant questions and explanations. I would recommend Zoran's services to anyone. Thank you.

Zoran does a fantastic job, very reliable and reasonably priced, highly recommend
A provider has to approve the spend and budget for it, often one wing at a time, so every area carries its own figure. Your facility manager shows us the home at no charge while we laser measure each area and look at the soil, stains and access. Six factors set it.
Every corridor, lounge, dining room and resident room is priced, so you can approve the whole home or begin with the areas families see first.
Doorways where wheels have packed soil into the pile need scrubbing as well as the rinse. A corridor your cleaners vacuum daily needs much less work.
A room with a continence source needs an enzyme treatment and extra extraction. The quote allows for every source we find at the inspection.
An afternoon with a whole wing closed needs fewer set-ups than short sections spread over several visits. The window you can give may also decide the method. Your quote states which one.
Higher floors mean portable equipment and a slower start than the truck-mounted hose gives at ground level. Parking close to an entry saves time.
Rooms crowded with heavy seating take more time than a clear corridor. Wool calls for cooler water and WoolSafe-approved products, adding time to the clean.
One resident's room on its own is charged at our minimum of $385, which includes GST. That figure pays for the drive to your site, unloading our equipment and the first part of the work, so the single room costs $385 alone. When a whole wing is booked, that first $385 is part of the wing's price, never a charge on top. You pay nothing for the inspection or for the quote. Only a change of scope alters the written price.
In the months after we leave, the result rests with your cleaners and care staff. Five habits matter most.
Inside each outside door, two steps of matting trap what shoes and wheels carry in from the courtyard.
Push the vacuum's motorised brush head down the handrail side of each corridor and slowly through every doorway. It pulls out the grit plain suction misses.
Staff who find a spill or an accident should press paper towel onto it and never rub. Reported that day, a mark comes out far more easily.
An air freshener hides a smell for a few hours while its cause stays below the pile. If a room smells again in humid weather, it needs treatment.
Felt glides under dining chairs and clean wheels on meal and linen trolleys prevent the black marks and crushed pile at the servery and the lift.
A room needs attention before a new resident arrives? We can clean one room or one corridor by itself, at the hour your staff pick. See how we treat odour

Every contractor in a care home has to be inducted and signed in. Booking the seating, rugs and hard floors with the carpet saves doing that twice. We quote each one together with the carpet.

We advise a professional clean of all your carpet at least once a year. Lounges, dining rooms and busy corridors usually need more.
Six things set the interval for each wing.
You choose how often we come. We give our advice at the inspection.
Only while their own room is being cleaned and is drying. Their room is done while they are in the lounge, at an activity or out with family, at a time your care staff agree.
For a resident who rarely leaves the room, encapsulation on lightly soiled carpet gives the room back soon after the clean. The inspection settles which method suits that carpet.
In most cases, yes, provided the contamination in the backing is treated rather than masked. A routine shampoo leaves that source behind.
Cleaning will not fix a smell that comes from somewhere else. A mattress, a fabric chair, a bathroom floor or a drain can all hold urine odour. We check the carpet first and name the likely cause when the carpet is not it.
Yes. Every product is picked to suit the carpet's fibre and what is soiling it. Extraction draws it back out of the carpet, so none stays in the pile. Residents stay off each section until it has dried.
Ask on the day and your nurse in charge can read our safety data sheets before we begin.
No carpet clean sterilises a floor. We never claim otherwise. Hot water extraction removes the soil and organic residue bacteria feed on, together with spills and traces of body fluids.
Your infection control team decides how a contaminated area is managed. We follow their instructions on the day, including any wing that is closed to visitors.
Yes. Call 0460 815 038 as soon as it is found. Water from a supply pipe is clean water, Category 1 under the IICRC S500 standard. Carpet soaked with it is normally dried where it lies if the water comes out quickly.
We extract it with flood extraction tools, then dry the carpet and the floor beneath with air movers and dehumidifiers, checking with a moisture meter until both read normal. Water from a toilet or a drain is a different matter. We say straight away whether it is our job.
Clean first in most homes. When corridor carpet looks dull down the middle while the edges are sound, it is holding soil rather than showing wear. Scrubbing and rinsing bring it back.
Replacement makes sense where the pile is worn through at the doorways, the backing is coming apart or urine has soaked the same section for years. We give you that view plainly at the inspection.
Yes. We clean lounge chairs and recliners on site while our equipment is already in the building, with each piece priced. A cleaned recliner is ready to sit in after 3 to 8 hours, set by its material, our method and the room's conditions. We agree with your staff where residents will sit meanwhile.
Yes. Saturday, Sunday and public holiday bookings are all fine with us, at the hour your home picks. A weekend can suit a day centre or a lounge that is quieter when families visit less.
Start with the areas residents and families use most.
Corridors and the remaining resident rooms can follow when the next budget allows.
A provider running homes in Joondalup, Midland and Fremantle can book one team for all three. Villages and homes anywhere else in metropolitan Perth are covered the same way. The suburb pages below describe the area around each home or village.
