Commercial Carpet Cleaning
Vacant suites, agency offices and shared corridors, priced for the owner and booked around the vacancy.
Commercial carpet cleaning →
Agencies, commercial property managers and landlords call us when a vacant office or shop has to show well, the agency's own office is due for a clean or a display suite has an open day coming. We clean while the space is empty or closed, collect the keys from your office and inspect each property free of charge before giving a written price.

A vacant tenancy earns the owner nothing until it is leased. Prospective tenants judge the carpet in the listing photos and again when they walk through.
Soiled walkways, chair marks and old spills make a space look tired and give a tenant room to negotiate. Replacing the carpet costs the owner far more than cleaning it.
Your agency hands us the keys and puts its name on the work order. That is why every technician we send works for us directly and holds a National Police Clearance. None is a subcontractor. Our real estate carpet cleaning follows IICRC S100, the industry standard.
The same promise covers every property on your books. If anything isn't right after your clean, tell us within 14 days and we'll come back and set it right, at no extra charge.
Every job follows the order of work that S100 sets for professional cleaning. A thorough dry vacuum comes first. The pre-spray is then given time to work before the rinse and extraction. Our work also meets AS/NZS 3733:2018. An owner who wants to check us can search the IICRC Global Locator for firms in Perth.
We book the clean before the listing photos and the first inspection. Prospective tenants then see an even, fresh floor instead of the last occupant's wear.
Zoran inspects each property, takes the measurements and prices it for the owner. Your property manager has one person to call from the quote to the finished job.
Have the property priced
We meet you or your leasing agent at the property, measure every carpeted area and email a written price you can forward to the owner.

Leasing, managing and owning commercial space each bring their own reason to book a carpet clean. We work for all three, along with developers' display suites.
An agency's own office takes client traffic all day at the front counter and in the meeting rooms. We clean it after hours, so clients arrive to a dry, clean floor.
Managers balance vacancies, tenant requests and owner approvals across a portfolio. We quote each property for its owner and fit the clean into the gap between tenants.
Owners who look after their own buildings call us directly for vacant suites, shared corridors and the carpet a departing business leaves behind.
A developer's display suite or sales office takes a steady stream of visitors through its opening hours. We clean while it is closed, so the carpet is ready for the next open day.
Clean carpet before the camera
Give us the photo date and we book the clean far enough ahead for the carpet to be fully dry.
Once the furniture leaves, marks that sat under desks and cabinets for years come into view. We identify each one and give it the right treatment before the main clean. Zoran tells you at the inspection which marks should clear and which look permanent.
A darker path from the door to the desks is usually soil, not wear. Oily residue from shoes holds it in the pile. Agitation with the pre-spray frees it before hot water extraction draws it out.
Desks and cabinets crush the pile beneath them. Cleaning lifts the soil around each dent and lightly crushed pile can partly recover. Pile flattened for years stays flatter than the carpet around it.
Old spills under a desk have oxidised to a brown stain by the time the desk goes. A tannin spotter breaks them down, then the rinse removes what remains. The older the spill, the more chance of a faint shadow.
Cable tape, floor markings and signage leave sticky residue that grabs soil. We dissolve the adhesive with a dry solvent spotter, which keeps the backing dry.
Air drawn through the gap under skirting boards and doors leaves fine dark lines in the carpet edge. The trade calls it filtration soiling. A dedicated spotter and a hand tool reduce it, though deep lines may stay visible.
Ring and describe it
Explain the mark and where it sits. You get a straight answer on whether treatment is likely to work. We then book a time to treat it.

The listing photos or the next viewing set the deadline. The soil left by the last tenant sets the method. Hot water extraction, which some clients call carpet steam cleaning, flushes out heavy soil and old spills. An empty suite has the 4 to 8 hours it needs to dry well ahead of the next viewing. Encapsulation suits carpet carrying light soil only. Its detergent forms crystals around the soil that the vacuum then removes, so the floor takes foot traffic an hour or two later. Walkways packed hard by years of a tenant's staff are agitated by machine first. Your written quote names the method we recommend, ready for the owner to approve.
A lease's worth of shoe traffic leaves oily soil bound to the fibre. The pre-spray loosens it. Hot water from the wand rinses the pile and is drawn back in the same pass, soil included.
Where the outgoing tenant vacuumed regularly, the little soil left sits high in the pile. A scrubbing machine brushes the detergent through it. As the detergent dries it turns brittle and holds that soil, so vacuuming afterwards collects both.
The path from the front door to reception carried the tenant's staff and visitors for years, packing soil down among the fibres. Our machine scrubs it loose with the pre-spray, then hot water extraction takes it away.

Agencies keep a register of approved contractors for the properties they manage. Our documents are ready for it before the first job.
Each property you send us is covered for $20M of public and products liability while we work there. Goods in our care carry separate cover of $250,000. Workers compensation insurance protects our technicians. Certificates of currency go on your register on request.
Only our own technicians receive the keys to a vacant property. Each holds a National Police Clearance and nobody outside our staff is sent, so the clearance on your register covers whoever arrives.
Hoses, leads across doorways, wet carpet, chemicals and machinery each have a section in our general statement. It can sit on your register beside the insurance. A copy is yours on request.
Anyone from your office who calls in during the job may look through the safety data sheets in our van.
Where a managed building has its own contractor rules or an induction, our technicians finish the induction and keep to the rules from the first visit.
Current documents on request
Send the renewal date and we update your file. Fresh certificates of currency and our general Safe Work Method Statement follow whenever your register calls for them.
Most real estate jobs are in a property nobody is using. Where tenants remain in the building, we clean the shared carpet after hours and ask you to give them the date in advance.
We pick up keys or access cards from the agency's front desk. They come back to that desk the following working day.
We call you, or the tenant you nominate, ahead of every visit to check the day, the time and the rooms.
Street-level shopfronts and offices are cleaned by the truck-mounted unit, parked at the front. Upper-level suites are done with portable machines taken up in the lift, because hoses never go into lifts or up stairwells.
Every light goes off and every door is locked as we leave, with the alarm armed where we hold the code. Signs stay on closed areas until the carpet is dry. Air movers go in where a property must open sooner.
The property manager orders the work and the owner pays for it. We keep both sides simple.
The quote names the property and the scope, with one price including GST, ready to forward for approval.
Once the owner approves, send the work order with the access details. We book the date that suits the vacancy.
We address the invoice to the owner, in your agency's care, so it files straight against the property.
Properties with different owners are quoted separately, so no owner pays for another's carpet.
Forward our written quote
It sets out the scope and the price in plain terms, so an owner can approve it straight from the email.

An agency in Perth booked us to clean the carpet throughout a building it manages, which measured about 75 square metres. Zoran found the carpet generally well maintained and in good condition. The quote advised the agency to let every tenant know the cleaning date in advance.
Before cleaning, every area was thoroughly vacuumed with a commercial machine. The quote was frank that most marks were treatable and some might prove permanent. The work was invoiced to the agency.
A real estate agency in Perth
A building it manages, with several tenants
About 75 square metres in total
Notify every tenant before the cleaning date
Shared carpet in a managed building
Corridors, stairs and foyers in a managed building are quoted to the owner and cleaned on a date your tenants know about.
Real estate work falls into three kinds of space, each booked for a different reason. Choose one for the detail.

An empty office or shop shows every mark the last tenant left. We clean the whole floor once the furniture is out, with the walkways and the skirting edges treated first.
With nobody waiting to move in, a vacant suite can dry for as long as the carpet needs.

Reception, meeting rooms and desks take clients and staff all week. We clean after hours, move the chairs and put them back before staff return.

Display suites and sales offices need to look new every open day. Visitors bring grit in on their shoes. We clean when the suite is closed and leave it signed until dry.
Before an owner approves the quote, the reviews below show how other clients rated our work, each posted under its writer's own name on our Google Business Profile. The full set is on Google.
★★★★★
Zoran is a master at his profession. 2nd to none. I rang a few others before contacting CCCP and all of them wanted well in excess of $500 to do the job. Zoran gave me a quote which I found to be very reasonable and so I booked him in. He knew everything about stain removal and answered every questions I had. The job was completed in a timely manner and he even worked along side another contractor that was there for another job. I am 100% satisfied with the work from Zoran. Highly recommended.
★★★★★
Zoran was really accomodating with timing, and did an exception job on our carpets before we moved in. He was so friendly and I would highly recommend his services.
★★★★★
Thank you for the outstanding work. Our carpets and office chairs look fantastic. A reasonably priced service compared to what the previous carpet cleaner charged us.
★★★★★
Zoran did a magical job on my carpets. I was thrilled they came up as well as they did. I thought I was up for replacing them. I give him a ten out of ten.

Hi everyone I would like to thank Zoran for a wonderful job you did cleaning the carpets. Very meticulous, efficient, nice natured person. Would use you again in the future and recommend you to anyone looking for a very very good carpet cleaner.
Before an owner approves the clean, they need one written figure they can sign off and your agency can turn into a work order. Zoran prices each property at a free inspection, measuring every area by laser and noting its soil, stains and access. Six things set that figure.
A single suite costs less than a whole floor or a building's shared corridors. The quote lists each area so the owner sees what is covered.
A suite the tenant vacuumed regularly takes fewer hours than one with years of packed soil in its walkways.
Spills under desks, adhesive residue and dark skirting lines each add spotting time to the quote.
An empty tenancy can be cleaned in one visit. Shared carpet in an occupied building may need after-hours work in sections.
Collecting keys across town, a suite above the van's hose reach or a long walk from the nearest parking all add set-up time.
Some executive suites and older buildings have wool underfoot. It is cleaned at a lower heat with products carrying WoolSafe approval, so wool needs more time on the day than nylon.
Where the job is one small suite, the owner pays $385 including GST and no more, because that is our minimum charge. The $385 takes in the trip out, preparing our equipment and the opening stretch of work. A larger job simply includes the minimum in its total, never as an extra charge. Inspecting the property and writing the quote cost the owner nothing. Once the price is written, it moves only if the scope does.
A tenant's daily habits decide how much soil the carpet holds when the lease ends. These five are worth passing on to every tenant you manage.
Entrance matting traps the grit and sand that shoes carry in from the footpath.
Weekly vacuuming, using a beater-bar or upright machine, keeps grit from cutting the fibre. Reception and the kitchen route need it daily.
Castors crush the pile and grind soil into it wherever a desk chair rolls on bare carpet.
A tenant who reports a spill to the property manager straight away gives us a fresh mark to treat. A spill left for months may never fully come out.
Pads or cups under heavy desks and cabinets spread their weight, which leaves shallower dents when the furniture moves out.

The incoming tenant can move in once the carpet is dry. After hot water extraction that is the drying time written on your quote. After encapsulation people can walk on it soon after we finish. Furniture goes back once the carpet is fully dry.
Partly. The soil around a dent comes out with the clean. Pile crushed only lightly can regain some height. Deep dents left by heavy furniture over many years usually remain visible. We point those areas out at the inspection.
The lease you manage decides who pays. We quote and invoice whoever orders the work, often the property's owner through your agency.
No. Keys or an access card collected from your front desk are all we need. They are back with you the following working day. Someone only needs to meet us if the building has a security desk or a contractor induction.
When the smell is in the carpet, yes. Odour in a closed-up tenancy usually comes from old spills soaked into the backing or from damp. We find the source with a moisture meter, treat it and rinse it out.
Smells from drains, the air-conditioning or the building itself are outside carpet cleaning. We say so if that is the cause.
Yes. Clean carpet photographs as one even colour, while walkways and old spills show up clearly on camera. Leave enough time between our visit and the photographer for the floor to dry completely.
Yes. Shared carpet is cleaned after hours or in signed sections, with every tenant told the date in advance by your office. Each tenant keeps a dry route to their door.
Yes. Foyer and kitchen tiles can be done on the visit that cleans the carpet. Tile is priced per square metre with its own minimum. Foot traffic can return to the tiles two hours later.
Whether the vacancy is a CBD tower suite, a West Perth office or a suburban shopfront, the inspection and the clean come to it. A portfolio spread from Joondalup's business parks to Fremantle's shopfronts and Midland's offices sits inside the area we serve. Pick a suburb below for the detail on that area.
Once a tenant gives notice, the sooner we inspect, the sooner the floor can be shown at the next viewing. With the address, the areas to clean, whether the space is vacant and the date it must be ready, Zoran can book the inspection around your access arrangements and send a written quote addressed for the owner. To discuss it by phone, ring 0460 815 038.
Give us the address and the date the property must be ready. We clean, lock up and leave the carpet signed until it is dry. Book with the quote form or a call to 0460 815 038.
